We believe they are stating that Parcels A, B & C have the required public road frontage on State
Route 811 and there is no construction requirement for this division.

I made a typo in my first email — I meant that the soils report was sent to VDH on March 241h. Sorry about that.
In regard to the 50' right-of-way, VDOT sent me an email saying that it is a public right-of-way. The deed refers to it as a
"nonexclusive right of ingress and egress." Is the plan to have Parcels A and B use that right-of-way as a shared driveway
to serve future dwelling units on either parcel? Or will they enter directly onto Jones Mill Road (State Route 811)?

I just wanted to confirm one thing — is the right-of-way definitely a public ROW/road recognized by VDOT? I
communicated this to the applicant and they said that it is neither a public road nor a private street, just a private
easement. I checked the deed for it which says it is a "nonexclusive right of ingress and egress." The applicant wanted
me to verify with VDOT whether it is a public road or not.

Hi Willis,
I am finished up my review on this subdivision which is proposing to subdivide one large parcel into three separate
properties. Gwen lacy with Roger Ray & Associates forwarded me an email from you that granted approval for entrances
onto the public streets for the lots. I've attached the email above.
I was looking into the existing 50' right-of-way (DB 1779, page 367) that runs along the proposed lot line between Parcel
A and Parcel B. I can't figure out whether that is a private street or a public ROW. It is currently used by TMP 40-50A to
the west of the proposed subdivision as an access way to State Route 811, Jones Mill Road.
In your letter, you mentioned that both Parcel A and B could utilize that existing 50' right-of-way to access either parcel
if necessary. My question is: if a single family home gets built on both Parcel A and Parcel B and they want to use that
50' ROW instead of a direct entrance onto Jones Mill Road, are there any VDOT regulations that would require the 50'
ROW to be upgraded to a higher standard since three lots would be using that ROW?
Any help you can give me will be much appreciated!

Hi Willis,
I am finished up my review on this subdivision which is proposing to subdivide one large parcel into three separate
properties. Gwen lacy with Roger Ray & Associates forwarded me an email from you that granted approval for entrances
onto the public streets for the lots. I've attached the email above.
I was looking into the existing 50' right-of-way (DB 1779, page 367) that runs along the proposed lot line between Parcel
A and Parcel B. I can't figure out whether that is a private street or a public ROW. It is currently used by TMP 40-50A to
the west of the proposed subdivision as an access way to State Route 811, Jones Mill Road.
In your letter, you mentioned that both Parcel A and B could utilize that existing 50' right-of-way to access either parcel
if necessary. My question is: if a single family home gets built on both Parcel A and Parcel B and they want to use that
50' ROW instead of a direct entrance onto Jones Mill Road, are there any VDOT regulations that would require the 50'
ROW to be upgraded to a higher standard since three lots would be using that ROW?
Any help you can give me will be much appreciated!

has 600' plus sight distance in each direction which is more than required for a moderate use commercial entrance if
needed for shared use. Parcel A and B have also been approved for a separate private use entrance along the frontage
that will meet VDOT requirements as well if needed and will require a VDOT permit prior to starting construction of any
of these entrances. Parcel C has a VDOT approved location for a private entrance along the frontage that will meet all
requirements as well and will need a VDOT Permit prior to starting construction of this entrance. If you should have any
