(Avon Salt Storage Facility Replacement)
An existing wood framed Salt Storage Facility, located at 1505 Avon Street Ext. Charlottesville, Virginia
22902, will be demolished along with two (2) attached wood framed Equipment Sheds. A new Salt
Storage Facility will be constructed within the approximate footprint of the demolished buildings.
The new Salt Storage Facility (referred to as "Avon Chemical Storage Building" on the attached
drawings) will be a 7,000 GSF Frame Supported Membrane Structure (FSMS). The FSMS consists of a
pre-engineered frame attached to a concrete superstructure and is designed similarly to the VDOT
prototype. The shed remains open to the East for loading/unloading material while the North, South and
Western facades are closed. Strategic ventilation is built-in to the Western fagade. Electricity scope is
required to support low voltage security, interior/exterior lighting, and a replacement backup generator.
This site relies on an existing water hydrant therefore, water is not included in the project scope.
The total limit of disturbance for this project is approximately 9,723 SF (0.22 Acres). Proposed
improvements include adding a new concrete drainage channel behind the building and slightly increasing
the building's storage capacity. Improvements will decrease the site's impervious area from 9,627 SF to
8,983 SF but will not impact circulation (building access) or site drainage, for these reasons the City is
requesting that Albemarle County waive the minor site plan amendment requirement, and review the
proposed changes as a "letter of revision" (LOR).
