The limits of disturbance due to clearing and grading totals 6.21 acres. The limits considered for Erosion and Sediment Control expand to 6.49 acres to account for silt and super silt fencing. This additional area allocated for fencing will not be considered land disturbance from a stormwater management perspective, as the installation of these perimeter measures will not require additional clearing or grading. Stormwater Management: Water Quality: In the pre -developed condition, the site is an undeveloped forest in good condition. In the proposed condition, there will be 2.83 acres of impervious cover and 3.38 acres of managed turf. Per the Virginia Runoff Reduction Spreadsheet, this will require that 4.91 lbs. of phosphorus be removed per year. Nutrient credits will be purchased to meet stormwater quality requirements. Water Quantity In existing condition, the entire site drains towards a stream south of the site. In the proposed condition, these drainage patterns will be maintained. Two underground detention systems will be installed to meet stormwater quantity requirements. SWM1 is 700 linear feet of 96" CMP while SWM2 is 70 linear feet of 96" CMP. Together, these pipes reduce the 1-year, 24-hour storm to meet the requirements of the energy balance equation. Additionally, the 10-year, 24-hour storm is being detained to less than the pre - developed 10-year, 24-hour storm to meet flood protection requirements.
