To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned PUD, Planned Unit Development per Special Use Permit
SP197400446, approved September 17, 1975 with conditions. The Zoning was
amended by ZMA198000026 and SP198000063, approved February 18, 1981 with
conditions, and most recently by ZMA198800007, approved July 7, 1988 with conditions.
• The permitted uses of the Property are provided in Section 20 of Chapter 18 of the
Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Entrance
Corridor and Airport Impact Area Overlay Districts as described in Section 30 of the
Zoning Ordinance.
• The Property is subject to site plan SDP199100059 "Toys R Us Final." It appears the
Property has been developed in accord with these approved plans.
• There are no pending Zoning or Building violations on file associated with the Property.
• There are two approved Variances associated with signs on the Property, VA198600012
and VA198972. Please refer to the links below for more information.
• A Certificate of Occupancy associated with Building Permit B201900513AC was issued
on July 10, 2019.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbjornsen albemarle.org once they have been approved or issued.
