To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Neighborhood Model — NMD per Zoning Map Amendment
ZMA200700004, approved January 16, 2008 with proffers and amended by
ZMA201600015, approved February 8, 2017 with proffers. The Property is subject to the
Entrance Corridor and Airport Impact Area Overlay Districts as described in Section 30
of Chapter 18 of the Albemarle County Code ("Zoning Ordinance").
• The permitted uses of the Property are provided in the Code of Development approved
alongside ZMA201600015. The current use of the Property of an Assisted Living Facility
is a permitted use of the Property.
• The Property is subject to site development plans SDP200800101 "Oakleigh — Final,"
SDP201700005 "Oakleigh," and SDP201700060 "Oakleigh — Minor." The Property
appears to be developed in accord with these approved plans.
• A Certificate of Occupancy associated with Building Permit B201701137NI for the Blake
at Charlottesville was issued on July 24, 2019.
• The abutting properties are zoned NMD to the north, Residential — R-6 to the west,
Planned Development Mixed Commercial — PD-MC to the east, and Residential — R-2 to
the south east. Please use the link below to access the Zoning Map on the web.
• There are no outstanding Zoning or Building violations on file associated with the
Property.
• There are no additional Variances, Special Use Permits, Exceptions, or Conditions
associated with the Property.

• In the event of casualty, in whole or in part, the structure located on the subject property
may be rebuilt in its current form.
• Copies of any applicable records may be obtained via the noted links or from this office
