The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the SubdivisiomZoning Ordinances unless otherwise specified.]
[14-302(A)9] Building sites on proposed lots. Provide the following note: "TMP 92-35 contains a
building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. "

2. [14-302(A)15] Identification of all owners and certain interest holders. Provide the addresses of each
owner of record.
Revl: Comment addressed.
3. [14-302(B)7] Reservoir watershed. Revise the watershed note as follows: "These properties are not in a
Water Supply Watershed nor an Agricultural forestal district".
Revl: Comment addressed.
4. [14-303(D)] Provide the acreage of each existing lot and each proposed lot on the plat. Currently this
information is only available in the title of sheet 1. Please include this information on sheet 2 of the plat.
Revl: Comment not addressed. Provide the information for each existing lot and provide land
hooks. See attached mark up.
[14-303(A)] Statement of consent to division. Changes to the State Code and to the County of Albemarle
Subdivision Ordinance require changes to the consent to division statement. Please revise the statement
to read: "The plaiting or dedication of the following described land [insert correct description of the
land subdivided] is with free consent and in accordance with the desire of the undersigned owners,
proprietors and trustees, if any. " Revise.
Revl: Comment not addressed correctly. The TMP and acreage referenced should be the existing
TMP's not what is proposed. Revise to: "The platting or dedication of the following described
land, Tax Map 92 Parcel 35C and Tax Map Parcel 92-35 is with free consent and in accordance
with the desire of the undersigned owners, proprietors and trustees, if any"
Additional Comment:
1. [14-302(A)(1)] The title listed is not a correct description of the boundary line adjustment.
This subdivision is not vacating, but combining existing parcels. Please clarify what is Parcel
X? It is not identified on the plat and should not be a part of the title.
Please revise to state: Plat Showing the Boundary Line Adjustment for Tax Map 92 Parcel
35C and TMP 92-35 to be combined to form a single tract of land.
2. A portion of land is shown as separate on the plat, see attached mark up. Please clarify what
this piece is, and what parcel it belongs to. County GIS has this property as part of TMP 92-
35, please clarify.

Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-
229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the
requirements within six (6) months after the date of this letter the application shall be deemed to have been
voluntarily withdrawn by the developer. Please contact Christopher Perez in the Planning Division by using
