HomeMy WebLinkAboutSDP201900073 Correspondence Initial Site Plan 2019-12-19iWAW .age Christopher Perez From: Christopher Perez Sent: Thursday, December 19, 2019 12:01 PM To: Francis MacCall; Rebecca Ragsdale Subject: SDP2019-73 Overlook Hotel - Initial Site Plan Francis/Rebecca, RE: SDP2019-73 Overlook Hotel - Initial Site Plan (Zoned PDMC ZMA2002-08) The County Attorney has stated that I need to conduct a full review of the above ref proposal and all comments from SRC will be listed in my denial letter. I have some questions about setbacks and building heights for this PDMC. I offer the following: Building Heights: What is the maximum building height permitted in this PDMC?_=-(—_---1-_. The final site plan for the South Pantop's Office, which is zoned PDMC also, associaif")Aith the same ZMA has 35' maximum building heights listed on the site plan; however, the ZMA doesn't specifically call this out. Thus it makes me think 35' is just the maximum they were proposing for the office development. Notably, the maximum building heights in the commercial districts are 65', which is what the applicant is proposing for the hotel. 65' is also the same height limit that was utilized in the Hansen Road Church project that recently was approved. It appears that the 65' limit is what we should go with. Please advise. Setbacks: What are the setbacks in this PDMC? Because the setbacks are not listed in the rezoning, do I utilize the commercial setbacks in today's ordinance? If so they would be: ,*e um setback is 1 . from the right-of-way or exterior edge of the sidewalk. T maximum front setback is non on any lot, including a corner lot, abutting a principal arterial highway or interstate. ide and rear: Adjacent to RA distr' t boundaries, residential or Monticello Historic District Building minimum 50', Maximu one Parking minimum 20'. Maximu None Undisturbed buffer: 20' buff from adjacent residential areas. Stepbacks apply to this ding. For each story that begins above 40 feet in height or for each story above the third story, whichever is less, the minimu Aback shall be 15 feet. I will say th the final site plan for the South Pantop's Office, which is zoned PDMC also, associated with the same ZMA utilized the fo wina setbacks: The front building se ack is 30' from the public right-of-way The front parking setba is 10' from the public right-of-way Side: none Rear: Building 50' Undisturbed buffer: 20' buffe om adjacent residential areas. Please advise. Zoning of the property (TMP 07800-00-00-073A7): Is this property truly zoned PDMC, HC, and R-15? Neither the original ZMA98-20, nor ZMA2002-08 mentions this as a three prong zoning type; rather they all merely mention PDMC. Are the er y m,aping errors that is carrying over to the zoning results in the GIS. Please advise. azr 4toq— o,n s! AMC ,,o,e—k44i fR r— r a- t
