HomeMy WebLinkAboutSUB201900052 Review Comments Final Plat 2020-01-28�OV AL � � IRcir�ia County of Albemarle Department of Community Development Memorandum To: Kris Winters, LS Rev. 1: Bethany Velasguez From: Paty Saternye- Senior Planner Division: Planning Services Date: May 31, 2019 Rev. 1: January 28, 2020 Subject: SUB-2019-52 Subdivision of TMP 62A3-1 — Final and Special Lot Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] Please Note: This Rev. 1 review is after the proposed parcel was revised to be in a different portion of TMP 623A-1 then originally submitted. Therefore, some of the previous comments no longer applied. 3. [14-303 (D)] Acreage of lots. It appears that the lot areas are not represented correctly. On the Boundary Conditions sheet, the acreage for the non-contiguous portion of the parcel should be represented as part of the acreage of TMP 62A3-1 and not in addition to it. On the Subdivision of Parcels sheet the proposed acreage of the residue should be reduced to not include the area of the non-contiguous parcel being removed from it. Refer to DB 4299 PG 328 for information on the area of the parcels and the non-contiguous portion being included in the overall acreage of the parcel. If there is recorded documentation that does not agree with this provide it to the reviewer. Rev. 1: Comment not vet fully addressed. Please provide recorded plats, or other supporting documentation, that clarify and support the acreage specified for the "contiguous" portion of TMP 62A3-1. Previously approved plats appear to show the acreage for the "non-contiguous" full parcel, including a portion in the Neighborhood Center. Although DB 5012 PG 296 does not show the small portion of the Neighborhood Center that is part of TMP62A3-1 it does not specify that the acreage specified is a "portion of" a larger parcel and it references DB 4299 PG 328 that shows the smaller portion of Neiqhborhood Center as part of the parcel. 7. [14-302 (B)(1)] General Information. When revising the plat include a date of last revision on the plat. This date should be updated prior to each resubmission. Rev. 1: Comment not yet fully addressed. Comment may still be required. See comment above.
