In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned PUD, Planned Unit Development subject to ZMA1988-00007,
approved July 6, 1988. The Property is subject to the Airport Impact Area ("AIX) Overlay
District, Entrance Corridor ("EC") Overlay District, and the Steep Slopes Overlay District,
as described in Section 30 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance").
• The permitted uses of the Property are provided in Section 20 (commercial/service) of
Zoning Ordinance.
The Property is subject to Special Use Permit SP1985-00075, approved on December
18, 1985 to allow a motel limited to 160 rooms and restaurant limited to 50-person
seating capacity. Variance VA1986-00006 was approved April 9, 1986 to allow relief of
the required parking space from 187 to 172 provided. Also, Variance VA1986-00023
was approved on July 8, 1986 to increase the allowable square footage of wall signage
from 20 square feet to 85 square feet.
• The properties to the North and West are zoned PUD, Planned Unit Development and
CO, Commercial Office. The properties to the South, and East are zoned PUD, Planned
Unit Development.
• The Property is subject to Site Plan SDP1986-00021, approved on June 6, 1987.
• There are no outstanding building or zoning code violations on file. This office does not
keep track of fire violations, you can reach the County of Albemarle — Fire and Rescue at
(434) 296-5833 to see if they have any fire code violations on file.

• In the event of casualty, in whole or part, the structure located on the Property may be
rebuilt in its current form with no loss of square footage.
• There are no pending rezoning, special exception, special permit or variance
applications, regarding the Property.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pblornsenalbemarle.org once they have been approved or issued.
