To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial - HC. The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Airport Impact Area, Entrance Corridor, and
Steep Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance.
The Property is subject to SDP1999-00090, Store -It -Right, Final, approved June 9, 1999
("Site Plan"). The Site Plan was approved for a light warehousing facility more commonly
known as a self -storage facility. Most of the Property appears to have been developed
per the Site Plan except for an alteration to the fencing at the northeastern portion of the
Property. There appears to have been a second ingress/egress point created onto
Leake Square. The noted alteration is not consistent with the approved site plan. Thus,
the Property cannot be considered to comply with the Site Plan. The noted alteration
must be approved with an amendment to the Site Plan for the Property to be considered
in full compliance, or the fencing may be restored to the approved configuration on the
Site Plan.
• This office has no record of an open violation for the Property.
• There are no rezonings, proffers, special use permits, or variances associated with the
Property.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)-albemarle.org once they have been approved or issued.
