RE: SPECIAL EXCEPTION FOR A HOMESTAY

Dear Sir or Madam:
This letter is to notify you as an adjacent property owner of the above -referenced petition. The owner has
requested a special exception to allow up to five guest rooms in the main house on the property (#2405).
The owner/resident manager would reside in the second dwelling on the property (apartment located
above garage).
PROJECT: HS201900026
PROPOSED: Request to increase the number of guest rooms associated with a proposed homestay from
two (2) to four (4) guest rooms and request to waive the requirement that the homestay be owner -
occupied because the property is held in a limited liability corporation.
ZONING CATEGORY/GENERAL USAGE: R-2 Residential - 2 units/acre
SECTION: 18-5.1.480)(1)(iii) and 18-5.1.480)(1)(iv)
COMPREHENSIVE PLAN LAND USE/DENSITY: Neighborhood Density Residential — residential (3 —
6 units/acre) supporting uses such as religious institutions, schools and other small-scale non-residential
uses.

MAGISTERIAL DISTRICT: Rio
Special exceptions must be acted on by the Board of Supervisors, and may be granted after notice to
abutting property owners and upon consideration of the following:
i. There is no detriment to any abutting lot
ii. There is no harm to public health, safety, or welfare
This petition will be reviewed at the ALBEMARLE COUNTY BOARD OF SUPERVISORS
MEETING ON WEDNESDAY, MARCH 4, 2020. The Albemarle County Board of Supervisors will
meet at 1:00 p.m., Lane Auditorium, Second Floor, County Office Building, 401 McIntire Road,
Charlottesville, Virginia.

tentative time the item is scheduled on the agenda. Alternatively, you may sign up for A -mail by going to
