Subject: SDP 201900018 6181 Rockfish Gab Turnpike New Office Expansion — Major Site Plan Amendment
The County of Albemarle Planning Division will recommend approval of the plan referenced above once
the following comments have been satisfactorily addressed (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated based
on further review.): (Each comment is preceded by the applicable reference, which is to the
Subdivision/ZoningOrdinances unless otherwise specified.]
1. Pay the required notices fee of $215.
Rev, 1: Comment not yet. addressed. Address the comment.

13. [32.5,2(p) & 32.7.9] Address the following in reference to the landscape plan:
j) Under "Landscape Ordinance Requirements", next to "Parking Screening", it states "None,
Parking is Behind Building". This is incorrect since parking must be screened also from the
RA parcels. Revise this and ensure the required screening is provided. See comments
above on screening.
Rev. 1: Comment not yet fully addressed. Add additional parking screening along the
southern edge of the parking lot, to screen it from the Rural Area zoned parcel.
Although screening is proposed closer to the property line, that screen is a
significant',distance from the parking lot and therefore the 18" (at time of planting)
shrubs along the properties edge will not have any screening affect on the parking lot
for many years.

k) Revise the landscape schedule to show the canopy provided for each tree species, both
individually and when multiplied by the quantity. Also, include at the bottom of the chart the
total canopy provided for all proposed plantings. Please note, most shrubs do not provide
canopy coverage. See the attached canopy reference document for more information, and
ensure you utilize the canopy specified based on the caliper at time of planting. Since
larger caliper trees are being provided to meet ARB requirements they provide more
canopy coverage than the smaller caliper trees.
Rev. 1: Comment not yet fully addressed. The landscape schedule was revised with
all information requested. However, the "canopy" specified for the individual trees

should be at 10 years of growth. The canopies specified appear to be much smaller
what is to be expected after 10 years. Please revise the canopy numbers,
calculations and total.
Canopy was based on size when planted. Has been updated to 10-yr size based on
caliper at time of planting and updated with new quantities.
1) Revise the canopy calculation for "provided" to include the proposed trees.
Rev. 1: Comment not yet fully addressed. Revise the calculation again, after the
canopy values are updated in the chart as specified above.

m) Rev. 1: [New Comment] Ensure that all previously approved landscaping along the road
frontage is provided. Address the following:
i. Label all three of the previously approved existing White Pines. It appears that they
ma" exist. Nit their location is not sperified
Per conversations, all type and size of existing trees shown in front of property to
show compliance and that three pines exist.
ii. Label all of the previously approved existino (nr renlaced) azaleas at the side and the
front of the building.
Per conversations, notes added for clarity. Existing side azaleas added. There are no
existing azaleas located in the front. Label added for owner to replace side azaleas
with new at their own discretion or use existing.
n) Rev. 1: [New Comment] Provide dumpster screening on the south side of the dumpster.
Dumpster screening extended.

i r. Rev. 1: [New Comment] Revise the scale bar on sheet C4.0. It does not match the scale of the drawing on

Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments" at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a
revised final site plan to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
