The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Comment] Approvals. Since the original parcel lies in both Nelson County and Albemarle County, both Counties will need to approve the plat before recordation. Revise the plat to provide a signature line for each jurisdiction and label where each should sign. For example, "Albemarle County - Agent for Board of Supervisors". 2. [ 14-301(13)] Scale. The scale and measured lengths did not consistently match the lengths indicated on the plat map. Some adjustment may be needed. Review and revise as necessary. [14-302(A)(9)] Building site. a. Demonstrate the location of a building site on TMP 69-18B that complies with Chapter 18, Sec. 4.2.1 of the zoning ordinance. The building site must have an area of 30,000sf or greater, in accordance with Sec. 4.2.2. b. If both parcels — revised parcel TMP 69-18B and revised parcel TMP 69-20A3 — contain a building site in accordance with the zoning ordinance (see comment above), provide the following note on the plat: "Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance." 4. [14-302(A)(10)] Development Rights. State the number of development rights assigned to each parcel (TMP 69-18B and TMP 69-20A3) using the following formatting for each: "Parcel [letter or number] is assigned [number] development rights and may/may not be further divided." 5. [ 14-302(B)(5)] Zoning. Provide the zoning classification of both properties, including all applicable zoning overlay districts. 6. [ 14-302(B)(7)] Reservoir watershed. Note whether the land is within an Albemarle County and/or City of Charlottesville water supply watershed or an agricultural -forestal district. 7. [14-303(D)] Acreage. Provide the current acreage of TMP69-18B, in addition to the revised acreage. 8. [ 14-302(A)(4 and 6)] Labels. Adjust the arrows on the "50' Ingress & Egress Easement" to identify both of the outer bounds of the easement. The arrows for this label are currently pointing to the same line. 9. [Comment] Abutting parcel. Label the parcel to the north of TMP 69-18B as the ingress & egress easement is shared with that property. 10. [14-302(B)(1)] General information. a. For the resubmission, include a date of revision on the plat. b. Identify the number of sheets on the plat. In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily withdrawn by the applicant.
