[14-208.2 (C)] Please remove the setback note on Sheet 1. Setback notes are not required on easement plats. 2. [14-302 (A)(4) and 14-302 (A)(5)] Please indicate whether the proposed 10' SWM Access Easement is public or private. Update the easement label as necessary. If public, add the words "10' SWM Access Easement hereby dedicated to public use" on the plat, either as a note or in the easement label. [14-302 (A)(4) and 14-302 (A)(5)] Since there are multiple easement plats currently under review for this property, some of those plats may be recorded prior to approval and recordation of this plat. Please either add a note to Sheet 1 stating that other easements may exist on this property that are not shown and reference the recorded instrument number for any recorded plats and deeds associated with those easements, or draw the existing easements on sheet 2 and state the recorded instrument number for the plat/deeds in the easement labels. 4. [14-302 (B)(1)] Please add a date of last revision. 5. [14-302 (B)(5)] Per the plat recorded in DB 5189 pages 373-379, a 0.331 acre portion of TMP 32-54 is zoned RA Rural Areas. Please update the zoning note on Sheet 1 to state the acreage of R15 and RA zoning that apply to the property. a. Update Sheet 1 so that it identifies the boundaries between the R15 and RA zoning districts. 6. [14-302 (B)(5)] Per Albemarle County GIS, portions of the property are located within the Managed Steep Slopes Overlay District. Please state this in Note 10 on Sheet 1. 7. [14-302 (B)(7)] Please add notes to Sheet 1 indicating whether this property is located in an Albemarle County/City of Charlottesville water supply watershed or an agricultural -forestal district. 8. [14-303 (1)] Please provide a definite bearing and distance tie between not less than (2) permanent monuments on the exterior boundary of the property.
