The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-303(T)] Special Lots. Provide the special lot note on the plat: "Lot X' is a special lot established for solely for
(insert purpose for the special lot as identified in the definition of special lot in section 14-106). "
2. [14-303(D)] Acreage of Lots. Clearly label the acreage of TMP 21-6H before the division and after the division.
The minimum lot size in the RA zoning district is 2 acres. Label the acreage of the portion of right-of-way in
Albemarle County.
3. [Chapter 18, Section 10.4] Minimum Frontage. Depict, label, and dimension the proposed frontage of the revised
TMP 21-6H.
4. [14-302(A)14] Land to be dedicated in fee or reserved. Label the acreage of the portion of right-of-way in
Albemarle County.
5. [[14-302(A)14]] Land to be dedicated in fee or reserved. Label the right-of-way as follows, "The public right-of-
way is hereby dedicated to Albemarle Countyfor Public Use. "
6. [14-302(A)1] Name of subdivision. Revise the name of the subdivision to omit "preliminary subdivision plan" and
instead reference the "special lot".
7. [14-302(A)5] Public easements. Provide the location and the dimensions of all existing and proposed public
easements outside of a street right-of-way. Proposed easements shall be labeled as "dedicated to public use. "
8. [14-302(A)9] Building sites on proposed lots. Provide the following note: "TMP 21-6H contains a building site
that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. "
9. [14-302(B)7] Reservoir watershed. Revise the watershed note as follows: "The property is not in an Agricultural -
forestal district ".
10. [14-303(A)] Statement of consent to division. Provide the following statement: "The platting or dedication of the
following described land [insert correct description of the land subdivided] is with free consent and in accordance
with the desire of the undersigned owners, proprietors and trustees, if any. " Revise.
11. [14-302(A)10] Right of further division of proposed lots. Fill out and provide the following note:
"Parcel [letter or number] is assigned [number] development rights and may/may not be further divided and
when further divided these rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel
[numbers] is retaining [number] development rights and when further divided it shall not consist of more than
[number] acres. "
12. [14-303(C)] Boundary Lines. Provide the exterior boundary lines of the property with bearings in degrees, minutes
and seconds. Curvilinear data shall include radius, central angle, arc length, and tangent distance. All dimensions
shall conform to the standards set forth in this chapter.
13. [14-303(E)] Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. Ensure all linear, angular, and curvilinear dimensions of lots, streets, alleys, public easements and
private easements and shared driveways conform to the requirements set forth in 18 VAC 10-20-370(C).
14. [14-303(I)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two
(2) permanent monuments on the exterior boundary of the property and further tie to existing street
intersection where possible and reasonably convenient.
15. [14-303(H)] Monuments. Provide the location and material of all permanent reference monuments. Monuments
found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. If any
monument required by this chapter will be installed after recordation of the final plat, the certification of the
professional engineer or land surveyor shall so note.
16. [14-303(0)] Signature panels. Provide signature panels for each owner and for the agent or his designee. The
signature panel for the owner shall be located immediately below the statement required by paragraph (A).
17. [14-303(P)] Notary panels. Provide notary panels for the notary to acknowledge the signature of the owner.
18. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the
plat.
19. [14-316] Approval of entrance onto public streets. Submit evidence that the entrance of the principal means of
access for each lot onto the existing public street complies with Virginia Department of Transportation standards. I
recently forwarded the plat to VDOT for review. Attached are their review comments.
20. [14-309 & 14-3101 Soil evaluations; Health Director Approval of wells and septic systems. Prior to final plat
approval TMP 21-61-1 shall have a primary and reserve drainfield location and individual well approved by the
Health Department. Please submit the required soil work to me and I'll forward it to the Health Department for
their review.
21. [14-311, 14-434, 14-3051 Stormwater management information. The VSMP plans will need to be approved and
bonded before final plat approval.
22. [14-311, 14-434, 14-435, 14-435.11 The road plans will need to be approved and bonded before final plat
approval.
23. [County Policy] Prior to plat approval provide signed and dated plat from the Green County Official.
24. [Comment] Attached are review comments from Engineering, VDOT, and Fire Rescue.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of

Dear Mr. Perez:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Shimp Engineering, dated 30
December 2019, and offers the following comments:
1. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design
Manual are required prior to plat approval.
2. Note that the road plan must show conformance with the VDOT Road Design Manual
Appendices B(1) and F, as well as any other applicable standards, regulations or other
requirements.
3. The offset between the entrance and the existing crossover is insufficient. Approved
plans must meet access management requirements.
4. As shown, the proposed road would not be eligible for acceptance into the State system
as the connectivity and public service requirements do not appear to be met.

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
