The subject parcel consists of a portion of TMP 04600-00-00-01800 and TMP 04600-00-00-019A2 which are zoned NMD. The proposed Brookhill Block 8B plan consists of 110 multi -family residential units consisting of one- and two -bedroom units. This property is located near the existing intersection of Route 29 Seminole Trail Road and Polo Grounds Road (See photo 41). Nine (9) buildings are proposed, one stormwater management pond, and supporting infrastructure. The existing site is mostly wooded (See photos #1-3), with the existing stream flowing parallel to the eastern property line. The South Fork Rivanna River flows on the opposite side of Polo Grounds Road to the south of the site. Existing vegetation will be preserved on -site where possible to provide landscaped screening and protect existing slopes. Approximately 0.16 acres of existing tree canopy within the development area will remain. A 20' landscaping buffer is proposed along the property line that surrounds the historic Brookhill house parcel. There is an existing 100' landscape buffer easement along Route 29 and a 30' landscape buffer along Polo Grounds Road (See photos #1-3). These existing landscape buffer easements will be maintained as a tree preservation zone, serving as a buffer between the proposed development and the Route 29 travel lanes. The development plan spaces the proposed buildings evenly throughout the site at varying elevations to break up the building mass and provide visual interest. The building architectural elevations have been provided to show additional detail compatible with Albemarle County's historic buildings. A proposed landscaping plan has been provided that is compatible with Albemarle County regulations which compensates for the removed vegetation and softens the visual appearance of the development.
