BLDG 3, SUITE 102, VIRGINIA BEACH, VA 23452 (757) 498-9800 Subject: Pantops Corner Self -Storage The following letter is being issued in response to the plans review comments dated Monday, April 01, 2019 for the above referenced project. Pantops Corner Self Storage is a proposed multi -story, commercial, self storage facility. One level will be fully below grade, one level will be partially below grade, and 3 levels will be above grade. The total square footage for the project will be 82,064 sf on 5 stories. We have designed the proposed self storage building with the Virginia National Bank Building as the primary architectural reference. The Bank Building is located directly across highway 250 from the proposed development; it is the most prominent building within view of the site, and it also represents a similar scale of architecture. The proposed self storage facility will mimic the 3-part composition of the bank building at the south elevation, which faces towards Hwy 250 and the bank. The lowest level of the building will have a light grey, split -faced concrete block veneer, similar to the light grey stone of the Bank Building. The second level uses two colors of red brick, similar to the bank building and the third level has a 12" wide, vertically oriented, flat metal panel veneer system with concealed fasteners. Two towers at the south-east and south-west corners of the proposed design are intended to compliment the corner tower of the bank building. Our design for the building also integrates materials and details that are typical of a pre-engineered metal building such as the Goodwill building located directly to the south west. Materials include the above mentioned metal panels, metal gutters and downspouts, exposed low slope roof rake edges. As our proposed structure transitions from a 3 story facade facing south to a 4 story facade facing north, the metal -building materials and details become more prominent but the overall material palette and composition remain much the same. The north facade will include the upper 2 stories of metal panel The horizontal banding of materials aligns with the floor levels of the building. These bands break up the mass of the building and also clearly communicate the scale of the structure. The proposal includes a retaining wall along the west and south sides of the property. The materials of this wall will be selected to compliment the split faced block used in the building design. Description of changes in response to architectural comments generated by ARB review: We modified the configuration of material bands on all four elevations to consistently align horizontal material transitions with floor levels in order to more clearly convey the number of floors in the building. The east and north elevations of the building, which do not face onto the EC, were simplified and made more consistent. The north east corner of the building is the location where the building steps from 3 stories exposed to 4 stories above grade. We simplified the design at this area considerably, reducing the changes in height of the masonry and reducing the number of windows. The North Elevation was revised to create a more symmetrical facade. Glass specification for required minimum VLT and maximum VLR has been added to the materials legend on the elevations sheet. The corrugated metal panel with exposed fasteners that was called for in originally submitted design drawings has been eliminated from the design in favor of concealed fastener, flat metal panels.
