RE: ARB 201900017 Pantops Corner Self Storage —Response to ARB Action Letter
Dear Margaret,
Thank you for your review of the Initial Site Plan for Pantops Corner Self Storage. We have revised the
Final Site Plan per your comments dated April 8, 2019. See below for detailed responses to each of your
comments.
Regarding conditions to be satisfied prior to issuance of a grading permit:
1. Noted. Tree protection fencing is no longer proposed on/adjacent to the 5E parcel, so for the self -storage
plan, the grading permit should no longer affected by the tree protection fencing comment.
Regarding the final site plan submittal:
1. Noted. The architectural design has been revised, see attached architectural comment response.
2. Noted. The architectural design has been revised, see attached architectural comment response.
3. Noted. The architectural design has been revised, see attached architectural comment response.
4. Noted. The architectural design has been revised, see attached architectural comment response.
5. "Visibility of all mechanical equipment from the entrance corridor shall be eliminated" has been added to
sheet C1 General Notes, note 10.
6. A lighting plan has been provided on sheet C9.
7. Planting areas have been provided along the south and west sides of the parcel.
8. No trees shall remain on this property. The disturbance necessary to build this building will require the
trees' removal, and the current trees are pines which do not provide the same aesthetic value as the
proposed deciduous trees that will be planted.
9. Large shade tree provided at this location.
10. Due to the required length of geogrid to support the retaining wall, as well as the required paved
turnaround area necessary for fire protection, we are unable to provide large shade trees along the
western side of the parking lot.
11. Plan has been revised to provide planting areas along the south and west sides of the parcel.
12. Landscape schedule has been provided.
13. Note added to sheet C8, see note 3.
14. Plantings provided along base of retaining wall to mitigate effect of 10, wall height.
15. Noted, since landscape strip is half the wall height, the shrubs will have sufficient room to grow and
mitigate height and length of the terraced walls.
16. Wall material added to plan, it is the Eagle Bay -James River type.
