WITNESSETH:
In consideration of the sum of Seven Hundred Thousand Dollars ($700,000.00), cash in
hand paid, receipt of which is hereby acknowledged, the Grantors hereby Grant, Bargain, Sell,
and Convey with General Warranty and English Covenants of Title unto the Grantee the
following described property:
All that certain lot or parcel of land, with improvements thereon and appurtenances
i thereto pertaining, situated in the Community of Ivy, in Albemarle County, Virginia,
1 containing in the aggregate 1.694 acres, more or less, comprised of a lot fronting on
the north side of U.S. Route 250, containing 1.613 acres, more or less, and a lot
fronting on the south side of U.S. Route 250, containing 0.081 acre, more or less, as
more particularly shown and described on the plat entitled "Boundary & Physical
Survey 4260 & 4272 Ivy Road" made by Kirk Hughes & Associates, dated January
i 8, 2019, attached hereto and incorporated herein; being the same property conveyed
to the Grantors by deed from Roy L. Bailey, Jr., dated January 30, 1997, recorded in
the Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed
Book 1597, page 226, in which deed the subject property.was erroneously described
as containing 1.64 acres, more or less, less a parcel of 361100ths acre conveyed to
the Commonwealth of Virginia by deed from Tom Bailey, unmarried, dated May 21,
1936, recorded in the said Clerk's Office in Deed Book 231, page 585, when in fact
the property originally contained two acres, more or less, prior to said conveyance
to the Commonwealth of Virginia.

This conveyance is made subject to any easements, restrictions, reservations and
conditions contained in duly recorded deeds, plats, and other instruments constituting
constructive notice , in the chain of title to the property conveyed hereby which have neither
expired by a time limitation contained therein nor otherwise become ineffective.
