F&R Soil Nuclear Gauge reports for upper and lower retaining walls indicate acceptable soil compaction (95% Min. dry
density < sample < 105% Max. dry density).

Revised 2/21/20 to reflect VDOT-county inspection findings:
1. Walk /RW: Relocate sidewalk north of Varick Street along Dunlora Drive to lie within VDOT RW, per design. Ensure
remaining walk to be constructed along Dunlora Drive (south of Varick Street) is within VDOT RW. Walk is partially
outside RW north of Varick Street. Ref. As -built. This is a significant issue.
2. Base asphalt: Propose remedy for extensive failure of base asphalt along Varick Street (subgrade issue?). VDOT may

require exploratory testing to evaluate density or bearing of subgrade (dynamic cone penetrometer test, for example).
Albemarle defers to VDOT. This is a significant issue.
3. Concrete: Replace concrete sections that exhibit deficiency, Lots 22 thru 19, including driveway aprons, Lot 22, Lot 21,
wherever visual evidence indicates deficient, poor quality, or late poor; alternatively, provide concrete delivery tickets
for these sections of concrete sidewalk/aprons to verify plant mix, and plant -to -placement delivery time within allowable
limits. Albemarle defers to VDOT.
4. Storm outfall: Regrade riprap channel below storm system outfall behind Lots 16 and 17 to meet design and maintain
positive fall to SWM facility. Ref. WP0201700052, Amendment 2, approved 10/24/18. (Amendment 3, under review.)
Photos below indicates channel elev. is unacceptably higher than the storm outfall. This is a significant issue.
5. Diesel /other spills: Cul-de-sac (Marin Ct.) and Varick St., east of Int. with Marin Ct.: remedy damaged asphalt at points
of diesel /other spills prior to placing surface asphalt
6. DI invert: Storm Str. 1B: pour invert per design to eliminate pooling (photo, below).
7. As -built: Revise As -built to show additional pipes entering DI Str. 12 from direction of Lot 5 (4", 8" pipes).
8. PE -Letter (12/15/19): Revise PE -certification to identify /discuss issues; propose remedies. PE -Certification should
revise statement that roadways `have been completed in accordance with VDOT standards and specifications and in
accordance with the approved road plans for this development'; inspection indicates otherwise. Please make specific
reference to storm outfall; sidewalk outside RW; spills; deficient concrete; and provide detailed discussion of base
asphalt failure. Propose remedies (base asphalt hatch' approach is insufficient).
Please allow this letter to serve as partial road certification for the roadways within the Dunlora Park subdivision.
The completed items on the roadways as noted in this report and in the submittal information have been
completed in accordance with VDOT standards and specifications and In accordance with the approved road plans
for this development.
