Hi Ryan,
I sent these over to the County Attorney, and something must have gotten mixed up during one of the previous
reviews. The deeds you sent on Friday incorporated his most recent revisions, but it looks like an even earlier version of
the deeds was used — so he had some more revisions that incorporated all his previous comments.
He edited them accordingly, please use these ones to get property owner signatures. Once you've done that, you can
submit original signed and notarized copies of the deeds and plats for final County approval.

If CA Ventures has purchased that property and there is a deed of sale that has been recorded, then I think Andy's
comment #1 goes away. The deed for the new easements should be updated to reference the instrument that
transferred ownership to CA Ventures, and that should take care of his first comment.
His comment #2 stands. If there are two deeds of easement with this plat, only one is going to be recorded in the same
instrument as the actual plat. The second deed of easement should be recorded immediately after. That's why he
suggested the language "recorded herewith" for the first deed, and "recorded immediately prior hereto" for the second
deed of easement.
Yes, you are correct about updating the site plan with the DB/PG numbers. Let me know if you have any follow-up

Hope you're doing well! CA Ventures has now closed on the Block 8A property, so I believe the ownership should have
all changed over by now. That being said, do Andy's remaining comments go away, and the deeds are now approved?
Also, once the deeds/plat is approved, it will then be recorded, and then will you need to have the plans revised to show
the new DB and PG numbers for signatures?
Let me know what I'm missing to get this over the finish line.

Thanks for your message. Attached are my suggested corrections. Please note:
CA Senior Charlottesville VA Property Owner, LLC does not currently own the subject
Property. However, the deeds refer to a conveyance from the Crockett Corporation, who is the current
record owner. A deed of the subject Property from the Crockett Corporation to CA Senior Charlottesville
VA Property Owner, LLC will need to be recorded, with deed book and page number cited in these
deeds, before these deeds can be recorded.
2. As with the prior Brookhill deeds, both of these deeds state that the Plat is "attached hereto and recorded
herewith." The same Plat cannot be attached to and recorded with both deeds. I'd suggest that the first
deed state that the Plat is "recorded herewith," and that the second deed state that the Plat is "recorded
immediately prior hereto."

Property. However, the deeds refer to a conveyance from the Crockett Corporation, who is the current
record owner. A deed of the subject Property from the Crockett Corporation to CA Senior Charlottesville
VA Property Owner, LLC will need to be recorded, with deed book and page number cited in these
deeds, before these deeds can be recorded.
2. As with the prior Brookhill deeds, both of these deeds state that the Plat is "attached hereto and recorded
herewith." The same Plat cannot be attached to and recorded with both deeds. I'd suggest that the first
deed state that the Plat is "recorded herewith," and that the second deed state that the Plat is "recorded

I sent these over to the County Attorney, and something must have gotten mixed up during one of the previous
reviews. The deeds you sent on Friday incorporated his most recent revisions, but it looks like an even earlier version of
the deeds was used — so he had some more revisions that incorporated all his previous comments.
He edited them accordingly, please use these ones to get property owner signatures. Once you've done that, you can
submit original signed and notarized copies of the deeds and plats for final County approval.

If CA Ventures has purchased that property and there is a deed of sale that has been recorded, then I think Andy's
comment #1 goes away. The deed for the new easements should be updated to reference the instrument that
transferred ownership to CA Ventures, and that should take care of his first comment.
His comment #2 stands. If there are two deeds of easement with this plat, only one is going to be recorded in the same
instrument as the actual plat. The second deed of easement should be recorded immediately after. That's why he
suggested the language "recorded herewith" for the first deed, and "recorded immediately prior hereto" for the second
deed of easement.

Hope you're doing well! CA Ventures has now closed on the Block 8A property, so I believe the ownership should have
all changed over by now. That being said, do Andy's remaining comments go away, and the deeds are now approved?
Also, once the deeds/plat is approved, it will then be recorded, and then will you need to have the plans revised to show
the new DB and PG numbers for signatures?

If CA Ventures has purchased that property and there is a deed of sale that has been recorded, then I think Andy's
comment #1 goes away. The deed for the new easements should be updated to reference the instrument that
transferred ownership to CA Ventures, and that should take care of his first comment.
His comment #2 stands. If there are two deeds of easement with this plat, only one is going to be recorded in the same
instrument as the actual plat. The second deed of easement should be recorded immediately after. That's why he
suggested the language "recorded herewith" for the first deed, and "recorded immediately prior hereto" for the second
deed of easement.

approvals. Not sure this will happen, and we may be in a chicken and egg scenario. How have you navigated this
before? Do the deeds need to be revised to say that Crockett owns the land, even though that's going to change
immediately upon recordation?
