between UNIVERSITY OF VIRGINIA REAL ESTATE FOUNDATION, a Virginia non -
stock corporation, Grantor; and UNIVERSITY OF VIRGINIA FOUNDATION, a Virginia
non -stock corporation, Grantee.
WITNESSETH
THAT, in recognition of the merger of Grantor with and into Grantee, which merger
was effective as of December 31, 2003 and which merger caused all of the real property held
by Grantor to be immediately and automatically vested in Grantee, Grantor does hereby grant,
with Covenants of General Warranty of Title and Modern English Covenants of Title, unto
Grantee, those parcels of property located in Albemarle County, Virginia, that are listed and
more specifically described on Exhibit A, attached hereto and incorporated herein by
reference.
Without reimposing any of the reservations, restrictions, easements and conditions
affecting the herein described property, this conveyance is made subject to all of them.

That for and in consideration of the sum of SIX HUNDRED

tract being a portion of the property that was conveyed to
the Hedgerow Corporation by Deed of the Virginia Commission
for Visually Handicapped, an agency for the Commonwealth of
Virginia, dated June 23, 1978, and recorded in the Clerk's
Office of Albemarle County in Deed Book 650, page 144 as
item "Fourth" in said deed and described as containing
34.2596 acres; less and except all that certain tract or
parcel of land containing 18.20 acres, located in the Samuel
Miller Magisterial District of Albemarle County, Virginia,

Hedgerow Corp. Property, Located on Interstate 64, Old U. S.
RT. 29 & ST. RT. 702 Near Charlottesville, Albemarle,
county, Virginia", recorded in Albemarle County Deed Book
696, page 343, conveyed off by deed of the Hedgerow
Corporation, dated February 15 ,1980, to Thomas W. Gilliam,

the Trinity Presbyterian Church, which deed is recorded in

Also conveyed with the aforesaid property is a reserved
option to purchase a strip of land ten feet in width along
the total length of the frontage of the 18.2 acres conveyed
to the Trustees of the Trinity Presbyterian Church on Route
702 as more fully set out in the aforesaid deed at Deed Book
690, page 341.
TWO: All of that certain tract or parcel of land containing
29.11 acres, more or less, in Albemarle County, Virginia,
designated as E-1B on a plat made by R. 0. Snow, dated
October 7, 1968, entitled "Composite Plat Showing a Portion
of the Property Owned by Henderson and Jane L. Heyward,
Albemarle County, Virginia", recorded in Albemarle County
Deed Book 453, page 386, being the same property in all
respects as the property conveyed to the Hedgerow
Corporation by deed of Henderson Heyward and Jane L.
Heyward, dated January 13, 1969, and recorded inthe
aforesaid Clerk's Office in Deed Book 453, page

THREE: All that certain tract or parcel of land in
Albemarle County, Virginia, containing 2.05 acres, more or
less, shown as Lot E-2 on a plat made by 0. R. Randolph
