Hello Michael,
Thanks for providing these updated/replacement exhibits.
Based on the info shown on these attachments, as well as your description (below) of floors not shown on these
exhibits and also our phone conversation this afternoon, it appears that this most recent version of the proposed
building would comply with the applicable minimum front stepback requirements—and the non-compliance issues I
described regarding the front stepback (1. width and 2. depth) in my previous email sent yesterday afternoon (4/2/19)
appear to be resolved.
More broadly, in reviewing the most recent review comment letter(dated 12/4/18), I do not see any other issues that
are unresolved. For example:
• Regarding minimum parking requirements: Per our phone conversation this afternoon, you noted the reduction
in the proposed number of rooms (resulting from the revisions to the building and front stepback) means that
the proposal will meet minimum parking requirements without any parking waiver being necessary.
• Regarding building appearance: Per our phone conversation this afternoon, it is my understanding that the
material specifications for the proposed building have been revised to have visual resemblance with existing
structures nearby (including MJ Hospital), so as to better integrate with the existing conditions in the vicinity
and to also reduce visual impacts within the Monticello viewshed. This seems like a positive step.
o However, it will still be necessary to re-engage Liz Russell at the Thomas Jefferson Foundation to
solicit her feedback (either prior to, or after, resubmittal is made).
o Additionally, when you provide your resubmittal, I recommend submitting revised three-dimensional
renderings of the proposed building showing this most current design, in order to provide the public and
County officials with an updated illustration of how the proposed building would appear within the
landscape and Pantops context.
With all of this in mind, do you have a target date in mind for your resubmittal?The next official resubmittal date is
Monday 4/15. I would be happy to have another discussion about your resubmittal packet prior to then, if you think it
would be helpful.
Regardless, given the numbers of revisions to date and the review status updates summarized in this message
(above), it sounds like the most appropriate process moving forward might be to resubmit and schedule a PC public
hearing, without an additional review comment letter—what are your thoughts on next steps? Do you want staff to
transmit your(pending) resubmittal to other reviewers, solicit their feedback, and compile another review comment
letter? Or just resubmit and go straight to PC?

Sorry, I think I may cause some confusion,the upper plan actually steps back 15'-0 3/8" all across the front, my mistake
by not showing this clearly.The Storage room on the first three floors is actually longer than it is on floors 4-6tn
Attached you will find the plan for the 4th floor as well as the 2nd-3rd floor.The exterior wall of the ground floor mimics
the 2nd and 3rd floor.
