[14-302 (A) (3)] It appears that a boundary line adjustment with TMPs 56A1-1-35 and 56A1-1-33 (Critzer and Shea owners) is occurring on sheet V2. Please clarify. If a BLA is being requested, those owners will need to sign the plat and be added to the signature block/panels. Response: No BLA is proposed for these parcels. I have attached copies of the record plats for clarification. 2. [14-302(6)(8)]The maximum front setback needs to be added to the setback notes(25 feet). Response: Added. 3. [14-302(6)(8)] The maximum building height needs to be added to the regulations(35 feet). Response: Added. 4. [14-302(B)(8)] State if the subdivision is a cluster subdivision. Response: Added to note 5. 5. [14-317] Easements outside of the right of way will need deeds,these include drainage,site distance,open space,etc.Also,the private alley will need a maintenance agreement/deed. Response: Deeds have been submitted separately. 6. [14-302 (A)(4)]An access easement is shown on sheets V3 and V6 which appears to be located within the proposed open space. How will this access be accommodated?Open space is defined and does not include streets or accessways. If the easement is remaining the open space area needs to be recalculated to not include this area. Response:Open space calculation has been updated to exclude area within access easement. • • - 7. [14-303(F)] Show the phase lines for the development on the plat. Response: Phase lines have been added. 8. A special use permit has been submitted that includes parcels within this plan and recommended conditions that may affect the layout of the plan/lots.A new subdivision plat may be required if the SP is approved with the recommended conditions of the SP. Response: Lots have been updated to reflect the latest site plan layout. E911 comments: The proposed road name'FARMHOUSE RD' is not acceptable,as are already 5 road names that begin with the word 'FARM' in the County. The applicant should name the road 'MCCOMB ST' per Part I, Section 4-k of the County's Road Naming and Property Numbering Manual (page 6 of the PDF). Response: Farmhouse Road has been renamed to McComb Street. Engineering Comments: • Road Plan (SUB201900071) must be approved and bonded before plat can be approved. Response: Noted. • Ensure easement widths match the road plans. Response: Easements match latest plans. • Please label SWM easement as SWM facility easement. Response: Label has been updated. • Deeds are necessary. Response: Deeds have been submitted separately. Thank you for taking the time to review this plat.
