The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-208.2 (C)] Please remove the setback note on Sheet 1. Setback notes are not required on easement
plats. Rev. 1: Comment addressed.
2. [14-302 (A)(5)] The plat has been forwarded to ACSA for review, but they have not yet sent comments.
ACSA may ask the utility easements to be named "Water Easement" or "Sewer Easement" instead of
"Utility Easement." If so, the easement labels on Sheet 2 will need to be revised. The acreage summary
on Sheet 1 will need to be updated to state the correct easement name. Rev. 1: Comment stands. This
comment will be addressed once ACSA verifies that they have no further revisions to this plat.
114-302 (A)(4) and 14-302 (A)(5)] Since there are multiple easement plats currently under review for
this property, some of those plats may be recorded prior to approval and recordation of this plat. Please
either add a note to Sheet 1 stating that other easements may exist on this property that are not shown
and reference the recorded instrument number for any recorded plats and deeds associated with those
easements, or draw the existing easements on sheet 2 and state the recorded instrument number for the
plat/deeds in the easement labels. Rev. 1: Comment addressed.
4. [14-302 (B)(1)] Please add a date of last revision. Rev. 1: Comment addressed. If ACSA has further
revisions, please update the revision date as necessary.
5. 114-302 (B)(5)] Per the plat recorded in DB 5189 pages 373-379, a 0.331 acre portion of TMP 32-54 is
zoned RA Rural Areas. Please update the zoning note on Sheet 1 to state the acreage of R15 and RA
zoning that apply to the property. Rev. 1: Comment addressed.
a. Update Sheet 2 so that it identifies the boundaries between the R15 and RA zoning districts.

6. [14-302 (B)(5)] Per Albemarle County GIS, portions of the property are located within the Managed
Steep Slopes Overlay District. Please state this in Note 10 on Sheet 1. Rev. 1: Comment addressed.
7. 114-302 (B)(7)] Please add notes to Sheet 1 indicating whether this property is located in an Albemarle
County/City of Charlottesville water supply watershed or an agricultural -forestal district. Rev. 1:
