[14-302 (A)(3)] Please state the width of Old Brook Road on Sheet 2. 3. [14-302 (A)(4)] Please state the deed book and page number for the instrument that created Northfield Road in the street label on Sheet 2. 4. [14-302 (A)(10)] Please amend Note 12 on Sheet 1 to state Lot 1 C and the residue of Tax Map Parcel 062A1-00-OG-001 BO each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. 5. [14-302 (B)(5)] Please state all applicable overlay zoning districts in Note 1 on Sheet 1. The property lies within the Airport Impact Area (AIA), the Entrance Corridor (EC), and Managed Steep Slopes overlay districts. 6. [14-302 (B)(7)] The Meadow Creek watershed is not a water supply watershed. Sheet 1, Note 5 should state that the property does not lie within a water supply watershed. 7. [14-316] VDOT approval is required for the entrance onto Old Brook Road that will serve Lot 1 C. 8. [14-302 (13)(8), 14-400 and 18-4.19] The new lot is considered an infill development and must abide by infill setback requirements. As was discussed during the preapplication meeting with Rob Cummings on 6-5-2017, and as was stated in the preapplication notes letter sent to Rob on 6-6-2017, Zoning staff has determined that the minimum front setback for Lot 1C is 70' from the right-of-way line with Old Brook Road. This is based on an analysis of the closest front setback for a building on the same side of Old Brook Road as Lot 1 C. This distance may change with more accurate survey information provided by a licensed land surveyor. Please refer to comments from the Zoning Division below. a. Please amend Note 13 on Sheet 1 to state the applicable setbacks for Lot 1 B and Lot 1 C. b. Please amend the setback lines on Sheet 2 as necessary to comply with the infill setbacks. 08/15/2017 Alexander Morrison Division: ACSA Requested Changes • The sanitary sewer shown on the adjacent parcel as well as the manhole on Lot 1 B have not been constructed. The closest setback of an existing structure within 500 feet in each direction along Old Brook Road is the structure on TMP 062A1-00-OG-00500 thus per the Albemarle County GIS the front minimum is 70') ** This distance may change with more accurate survey information provided by a licensed land surveyor. Side Minimum; 10' Rear Minimum; 20' FOR LOT 1 B RESIDUE - SETBACKS PER 4.19 of Albemarle County Zoning Ordinance INFILL SETBACKS Front Minimum; 58.5' (This setback is determined by the closest setback of an existing structure within 500 feet in each direction along the street fronted. The closest setback of an existing structure within 500 feet in each direction along Northfield Road is the structure on LOT 1 B thus per this plat the front minimum is 58.5') Side Minimum; 10' Rear Minimum; 20' Garage Minimum; Front loading garage: 18 feet from the right-of-way or the exterior edge of the sidewalk if the sidewalk is outside of the right-of-way. [14-302 (A)(5)] Per ACSA comments from first review and email correspondence between the applicant, agent, and ACSA, the existing public sewer easement on TMP 062A1-00-0G-002A0 will need to be re -aligned in order to extend public sewer service to the proposed manhole on Lot 1 B. The plat will need to show the portions of the exiting sewer easement that will be vacated, and the proposed realignment on Sheet 2. a. [14-303 (E)] On Sheet 2, please show dimensions and boundaries of the realigned and new public sanitary sewer easement on Lots 1A and 1 B. 10. [14-302 (A)(1)] The title on Sheet 1 will need to state that the plat is vacating a portion of the existing sanitary sewer easement on Lot 1A and creating a new public sanitary sewer easement on 1 A. 11. [14-303 (A)] An additional statement to consent of division must be added to the plat specifying that a portion of the easement on Lot 1Awill be vacated and realigned on Lot 1A. a. [14-302 (B)(6)] Please provide the tax map parcel number of TMP 062A1-00-0G-002A0 on Sheet 1. c. [14-303 (0)] A signature panel for the owners of Lot 1A must be provided. d. [14-303 (P)] A notary panel must be provided for the statement to consent of division for the easement changes on Lot 1A. 12. [14-314] Please submit a plan which shows all rights -of -way, easements or other interests of the county or any authority within the subdivision that would be terminated and extinguished by recordation of the final plat, as provided in section 14-433. 13. [14-414] The new public sewer line and manhole that is required by ACSA on Lots 1A and 1 B must be designed and constructed to ACSA specifications prior to final plat approval. ACSA is currently reviewing a sewer plan for the sewer improvements required in order to approve this subdivision and additional comments from ACSA may be forthcoming. 12/14/2017 Alexander Morrison Division: ACSA See Recommendations The sewer utility plan has been approved. The plan adjusted the sewer alignment across lot 2A and 1 C. The applicant shall update the plat accordingly and submit it for approval.
