RE: Foothill Crossing Phase VI West — WPO 201800092 REV 2 Comments
Dear Ms. Cox:
Thank you for your comments dated March 4, 2020. Revised plans are hereby submitted
incorporating the following changes in response to the items in your letter:
A. Stormwater Pollution Prevention Plan (SWPPP)
1. Comment previously addressed.
2. Comment previously addressed.
3. The total limit of disturbance is 7.06 acres. The disturbance for the site is 6.03 acres,
with an additional 1.03 acres required off -site for the installation of the emergency
accessway. This 1.03 acres is covered by the limits of disturbance approved with Foothill
Crossing II VSMP Amendment #2, WP0201700020.
B. Pollution Prevention Plan (PPP)
1. Comment previously addressed.
C. Stormwater Management Plan (SWMP)
1. Comment previously addressed.
2. Comment previously addressed.

5. A `Proposed Variable Width SWM Facility Easement' is now labeled on sheet 7 in the
`Detention Basin Detail'. The easement encompasses the access road, retaining walls and
the basin. The easement has been made more visible. The easement has been simplified
and the storm drain easements have been removed from the SWM easement.

8. It is acknowledged nutrient credits will need to be purchased prior to construction. This
purchase will be made within the next couple of weeks and the paperwork will be
provided.
9. It is acknowledged a SWM maintenance agreement must be executed before plan
approval. The applicant will coordinate this with Ana Kilmer.
10. It is acknowledge. The easement will be platted with the final subdivision plat. This plat
has been prepared and will be submitted shortly for review.

15. The buildable areas are now shown outside the buffers on the SWM Post -Development
sheet.
16. A mitigation plan is now provided for the roadway and grading disturbance to the buffer,
see sheet 5A.
17. The existing conditions sheet now properly shows the existing adjacent pond and the
approved Foothill Crossing II plan currently under construction.
18. MH2 and MH1 have been shifted as far west as possible to reduce disturbance to the
buffer.
19. The full design for the proposed culvert is provided with the Final Site Plan — this sheet is
now included with this VSMP.
20. The areas in the VRRM spreadsheet include the undisturbed Forest and Open Space (0.25
acres), plus the (6.03 acres) on -site disturbance associated with this registration statement
for a total of 6.28 acres in the VRRM analysis. An additional 1.03 acres of disturbance is
required off -site for the emergency access road, and is included within the existing limits
of disturbance approved with Foothill Crossing II VSMP Amendment #2
WPO201700020.
21. Dan Mahon has been contacted for approval of the greenway. The greenway is not on
this property, and will be dedicated with the development plans of the future sections of
Foothills and Glenbrook.
D. Erosion and Sediment Control Plan (ESCP)
1. Comment previously addressed.

7. The sequence of construction and details for the installation of the culvert under the
emergency access road is now included in the plans.
8. The Army Corps of Engineers permit for work in the stream is underway, and this permit
information shall be provided shortly.
