This letter is to accompany the final site plan submission #2 for the Single Family Attached units for Belvedere
Phase IVA Block 2 development. This letter will assist the review of the final site plan submission #2, indicating
how the County comments have been addressed:
Planning Comments:
1. The site plan reference number has been added to the cover sheet.
The comments have been addressed as followed:
a. The NMD setback information has been replaced with the chart provided in the comment letter.
b. The recorded 6' maintenance easement is now shown on sheets 2, 3, 4, and 7, and the deed
book and page information has been referenced on the plans.
c. The note about the carriage units under the additional notes section on the cover sheet has been
removed. Information on carriage units within the provided NMD setback chart shall remain,
because these are the setbacks for the NMD zoning, as provided. This matches the approved and
recorded subdivision plat.
d. The setbacks on the site plan has been updated to reflect the setbacks as listed on sheet 1 of the
site plan.
3. The comments have been addressed as followed:
a. The proffer reference has been updated, as requested.
b. The AIA reference has been removed.
4. The proposed use chart has been added to the cover sheet (matching the chart from the recorded
subdivision plat) with the acreage of the lots, open space, etc.
5. The comments have been addressed as followed:
The reference to the parcel has been updated.
b. The chart from the approved and recorded subdivision plat has been added to the final site plan,
as requested.
6. The existing conditions sheet has been updated as requested to reference the current acreage of the
parcel.
7. The comments have been addressed as followed:
a. The boundary dimensions have been added to Fowler street boundary line.
b. The other dimensions not related to the boundary of the parcel have been removed, as
requested.
8. The abutting parcel property owner information has been provided on sheet 2, as requested.
9. A typical building section has been added to sheet 3 for the proposed (5) TH units.
10. The driveway dimensions have been added to the typical building section.
11. The guest parking spaces are shown on sheet 1, and a note has been added to sheet 3, refencing sheet 1
for the location of the guest parking spaces.
12. The text information refencing 12 parking spaces on sheet 3 has been updated to reference 11 spaces.
13. The pavement section for the driveways as been added to sheet 3. Also, the note for the CG-9D has been
updated to reference concrete material.
14. The labeling arrows have been updated on sheet 4, as requested.
15. The comments have been addressed as followed:
a. The dashed line and dot hatching has been removed so it clearly shows the area for the tree
save. The tree save area has also been updated to be clear what trees are being saved, as this
area not extends to the limits of clearing. The area between the limits of clearing and the
proposed lots has already been cleared and graded, about 18 months ago.
b. The type of tree protection fencing has been noted on sheet 7.
16. Confirmed, the street trees match the approved street trees on the road plans.
17. The comments have been addressed as followed:
a. The proposed tree save SF on the plan now matches the calculations.
b. The canopy calculations as still correct.
18. 2 Benchmarks have been added to sheet 2.
19. No offsite easements will be needed. All the grading and utilities for these lots have already been
installed.
Engineering Comments:
1. The new deed book and page refence for the new record plat for these 5 lots has been added to sheet 3,
under the notes section as requested.
Building Inspections:
1. This note has been added to sheet 3 under the notes.
Fire/ Rescue
1. A fire hydrant was installed at the intersection of Fowler Street and Farrow Drive. This fire hydrant is
within 250' of the TH units. The location of the existing hydrant is shown on sheet 2 and sheet 4.
ACSA:
1. The asbuilt location of the sanitary sewer lateral is shown on the site plan. This lateral is 13' upstream of
the manhole. The existing location does not require an easement.
2. The water maters are now shown on the landscaping sheet.
