Please note that this approval is subject to the following condition: The final plat shall not be submitted for signature nor shall it be signed until the following conditions are met: 1. Health Department approval of soils evaluations; 2. Public Recreational Facilities Authority approval of a conservation easement for the preservation tract; 3. The building setback line abutting State Route 663, for Lots 19 and the preservation tract, shall be increased to 200 feet. 4. The existing white pine tree buffer located along State Route 663 shall be retained. Additional plantings shall be located within 75 feet of State Route 663, where it abuts Lot 19. These additional plantings shall include an informal mix of deciduous and ornamental trees; 5. The conservation easement for the preservation tract shall include a requirement for screening, as approved by the agent, of any house built within 650 feet of State Route 663; 6. The final plat shall show a 50 foot buffer on Lots 18 and 19, where they abut Tax Map 9 Parcel 28B(1). The buffer shall remain in an undisturbed condition except for the removal of dead wood, invasive species and where selective thinning will improve the health of the trees therein. 7. The Engineering Department approval of the final plat, to include: a. Erosion control plan, narrative, computations, fee, and application; b. Stormwater management plans, computations, fee, application, and maintenance agreement; and c. Road and drainage plans and computations. The Department of Planning and Community Design will approve the final plat administratively, when all other reviewing agencies have granted approval.
