Code numbers included below refer to Chapter 18, the Zoning Ordinance, of the Albemarle County Code unless otherwise specified. [32.5.21 The phasing lines depicted on sheet 1 of the LOR need to be revised. The parking lot beside Building 100 should not be included in Phase 1, while work is proposed to continue on that building into Phase 2. For a phase to be considered complete and CO issued, all construction materials (e.g., dumpsters, trucks, equipment, etc.) must be removed and the area able to be open for public use; it cannot be used as a staging area for further construction. It is recommended that the parking lot beside Building 100 be incorporated into Phase 2, in addition to that building. (See Zoning/Code Compliance comments below for more information and further explanation of phasing requirements, along with suggested phasing lines.) Not fully addressed. Please contact Andy Reitelbach in the Planning Division at areitelbachgalbemarle.org or 434- 296-5832 ext. 3261 for further information. Comments from Other Reviewers: Engineering — Emily Cox, ecox2galbemarle.org — Add the WPO # for easy reference.... WP0201700016. Building Inspections — Michael Dellinger, mdellinger(d),albemarle.org — No objections at this time. Zoning/Code Compliance — Lisa Green, l reen(d),albemarle.org — A phasing plan should stand on its own, the lines should be drawn around hard line features and not in the middle of bio ponds or parking areas so this phasing would be able to stand on its own in the event something were to happen and the rest of the plan was never finished. These are very harsh markups of my suggested phase lines in yellow (see diagram below). They should follow backs of curbing, sidewalks, etc, and have whatever erosion measures in place that would support that phase alone. i o nft fl 4
