HomeMy WebLinkAboutSUB202000035 Review Comments Final Plat 2020-03-20k' 01Y AL vit�r�A County of Albemarle Department of Community Development 401 McIntire Road, Charlottesville, VA, 22902 Phone 434-296-5832 Memorandum To: Bethany Velasquez (Bethanygroudabush.com) From: Cameron Langille, Senior Planner Division: Planning Date: March 20, 2020 Subject: SUB202000035 Brookhill — Blocks 9-11 Two -Lot Subdivision Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [General Comment] Due to the number of plats and deeds that are being recorded with the Albemarle County Clerk's office, it is difficult to track what plats and deeds apply to each parcel. Please provide a note for each parcel that lists all recorded instruments (plats, deeds, etc.) for TMPs 46-18, 46-18A, 46-19A1, 46- 19A2, and 46-19133. a. Please be aware that there are currently two other Brookhill plats under review, SUB201900123, SUB202000039, SUB202000038, SUB202000043. This plat will need to be updated prior to approval to incorporate updated instrument references, acreages, etc. assuming that any of those plats are approved and recorded first. b. Please update the Brookhill Deeds and Plats of Record so it states recorded instruments of SUB201900138. c. Please revise the Brookhill Deeds and Plats of Record — there are several incorrect instruments mentioned. Everywhere that states "DB 5247" should state "DB 5274." 2. [14-302 (A)(3)] Please update the Salamander Street and Archer Avenue ROW labels on Sheet 2. The DB number is incorrect, it should be DB 5274, page 376. [14-302 (A)(14)] The cross section for the future extension of Archer Avenue needs to meet the minimum width necessary to accommodate the improvements show on Figure 10 of the Code of Development (page 25). The area reserved on this plat is less wide than what has previously been reserved and dedicated for Archer Avenue. Staff may need to meet with the applicant and developer to discuss this. The area being reserved should be widened or verification needs to be provided that it can meet the standards of Figure 10. 4. [14-302 (A)(14)] The new connector road ROW being reserved that will connect to the future Archer Avenue extension needs to be wide enough o meet the minimum standards shown on Figure 9 of the Code of Development (page 25). This cross section is different than the one mentioned in the previous comment. Please verify that the applicant/developer has determined that the area reserved is wide enough to meet the cross section standards. 5. [14-302 (B)(1)] Please add a date of last revision to each sheet. 6. [14-302 (B)(5)] Please revise note 5 on Sheet V1 so that it states which overlay districts apply specifically to TMP 46-19134 and the new parcel. 7. [14-302 (B)(8)] Please remove the building heights note. 8. [14-303 (D)] Please revise the acreage summary on Sheet 1. It currently states the acreage of TMP 46-18 and the new manor house lot. That is being processed under a different application, SUB202000038. The Area Summary should state the existing acreage and new acreage of TMP 46-19134, the Block 9-11 parcel, and should mentioned the acreage of land reserved for future dedication to public use. 9. [14-303 (E)] Please provide all linear, angular, and curvilinear dimensions for the land that is proposed to be reserved for dedication to public use. 10. [14-303 (M)] Per comments from E911 staff on the review of SDP202000008, the name "Foxworth" will not be permitted for the new connector street. Please confer with E911 staff to identify an appropriate street name, and revise the plat as necessary. 11. [14-316] The plat has been transmitted to VDOT for review and approval.
