[14-302 (A)(2)] Provide a vicinity map at a scale of one (1) inch equal to 2,000 feet showing the subject properties are their relation with adjoining land and streets. 2. [14-302 (A)(3)] Provide the recorded instrument number that created the public right of way of Northfield Road and Carrsbrook Drive on Sheet 2. Add the word "public" before the right-of-way width. 3. [14-302 (A)(9)] Provide a note regarding building sites on the proposed lots: "Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 4. [14-302 (A)(10)] Remove the development right note on Sheet 1. These properties are not zoned RA and therefore development rights do not apply to the lots. 5. [14-302 (A)(11)] Please provide a complete listing of previously recorded instruments for each parcel. This should specifically mention the first recorded instrument that platted each lot. 6. [14-302 (A)(15)] Please show all existing easements on each parcel, or provide a note stating the holders of any easements on the property and include reference to DB and page numbers of recorded instruments associated with easements. 7. [14-302 (B)(1)] Please add a date of last revision. 8. [14-302 (B)(1)] Please clarify the note on sheet 1 regarding TMP 62A2-00-0M-10A being a "recreation area." Is that parcel subject to any easements or other interests, such as an HOA? 9. [14-302 (B)(5)] Please revise the zoning note on sheet 1. These properties are zoned R2, not RA. State which zoning overlay districts apply to each TMP. According to Albemarle County GIS, the following overlay districts apply to each parcel: a. TMP 62A2-00-OM-10: AIA Airport Impact Area, Managed Steep Slopes. b. TMP 62A2-00-OM-IOA: AIA Airport Impact Area, Managed Steep Slopes. 10. [14-302 (B)(5)] Please revise the setback note on Sheet 2 so that it states the setbacks for residential infill development. Consult the table in Section 18-4.19 of the Zoning Ordinance for this information. All setbacks should be listed, including the minimum and maximum front, side, and rear setbacks. Garage setbacks should also be listed. 11. [14-302 (B)(6)] Please revise the TMP numbers where shown on Sheets 1 and 2. The TMP numbers should be written as "62A2-00-OM-10 and "62A2-00-OM-IOA." 12. [14-303 (A)] Please revise the statement of consent to division on Sheet 1 so that it states the correct tax map parcel numbers of the parcels affected by this plat. Explain that the pat is a boundary line adjustment. 13. [14-303 (D)] According to Albemarle County GIS, TMP 62A2-00-OM-10 measures 0.4480 acres, not 0.41 acres as stated on Sheet 2. Please verify that the acreage of TMP 62A2-00-OM-10 was identified by a physical survey, or state the source used to identify the acreage. Revise if necessary. a. On Sheet 2, revise the callout for the acreage calculation of TMP 62A2-00-OM-10. It currently states the other TMP number. 14. [14-303 (F)] Please identify the section and block numbers of the overall Northfields subdivision for each parcel. a. TMP 62A2-00-OM-10 was platted as part of Northfields Subdivision, Section 4, Block Min DB 358, page 467. b. TMP 62A2-00-0M-10A was platted as part of Northfields Subdivision, Section 6, Block M per the plat in DB 376, page 189.
