Request for Authorization of a Private Road
In accordance with Section 14.233 of the Subdivision Ordinance, please consider this request to authorize
four (4) private streets to serve a development area subdivision. The main private street will begin at an
entrance off Rio Road East and will serve as the primary vehicular access to and from the development.
The remaining three (3) streets provide frontage for the remainder of the lots in the subdivision of Tax
Map 61 Parcel 21. This request for a private street is in conjunction with SDP 201900067 (Eco Village
Charlottesville).
Section 14-233.13 states
The agent may authorize one (1) or more new private streets in the circumstances:
Subdivision containing attached dwelling units or non-residential uses. The proposed private streets
would be in a subdivision containing attached dwelling units or non-residential uses where the units,
groups of units, or non-residential uses are to be located on individual lots.:
This subdivision contains 27 townhomes (attached dwelling units). Since this subdivision contains
attached dwelling units, we request the planning agent authorize Roads A, B, C, & D as private streets to
serve the Ecovillage Charlottesville Subdivision.
Two additional factors should be weighed when considering this request for a private street authorization.
1. Private streets were approved in the initial site plan.
2. Private streets help achieve one of the central goals for the subdivision of creating a sustainable
community. These private streets minimizing land disturbance, protect the ecological habitat of the
site, and encourage pedestrian movements.
