Disturbance appears to be over 10,000sf. Please submit a VSMP application & plan for approval. 2. Approval of VSMP plan will be necessary prior to FSP approval. 3. Show existing easements & deed ref. for sewer line. 4. Show sight distance easements. 5. Show any off -site work in an easement. 6. Move sidewalk alongside road into the ROW or Show sidewalk in an easement (outside of ROW). Public sidewalk located outside of ROW will need a deed & agreement with the County. 7. Loading spaces are 12'x25' (with a minimum aisle width of 2L4D. 8. Will need structural design plans for retaining walls next to parking lot, and for any over 4' high. 9. Safety railing needed for walls over 30" high. 10. Guardrail needed along parking lot before any slope 3:1, wall, or drop-off greater than 4', with start & end section labeled and VDOT designations (GR-2, GR-2a, etc.). 11. Show SWM facility easement over UD pipe. 12. Retaining wall must be located outside of SWM facility easement. Provide design where outfall from detention pipe won't cross wall. 13. Will need a deed and agreement for retaining wall near entrance that is within ROW and adjacent property TMP 61W2--0A-L 14. Show accurate retaining wall width & batter and provide typ. section detail for each. 15. Provide sidewalk & pavement cross-section details. 16. Provide landscaping plan. Slopes steeper than 3:1 have low maintenance (not grass) ground cover specified on the plan. 17. Multiple stepped walls; separation. A minimum horizontal distance of three feet shall be maintained between each individual wall in a stepped wall system, and shall be landscaped with screening shrubs planted on ten foot centers. 118-30.7.5 a.21 18. Cuts and fills. Any cut or fill shall meet or exceed the following minimum standards: 1. Rounding off. Any cut or fall shall be rounded off to eliminate sharp angles at the top, bottom and side of regraded slopes. 2. Location of toe of the fill slope. The toe of any fall slope shall not be located within ten feet horizontally of the top of an existing or proposed cut slope. 3. Tops and bottoms. Tops and bottoms of cut and fall slopes shall be located either: (i) a distance from existing and proposed property lines at least equal to the lesser of three feet plus one -fifth of the height of the cut or fill, or ten feet; (ii) any lesser distance than provided in subsection (b)(3)(i) the zoning administrator determines would not adversely impact the abutting parcel based on information provided by the owner of the abutting parcel; or (iii) on the abutting parcel if the owner obtains an easement authorizing the slope on the abutting owner's parcel. 4. Steepness. Cut and fall slopes shall not be steeper than a 2: I (50 percent) slope. If the slope is to be mowed, the slope shall be no steeper than a 3:1 (33 percent) slope. 118-30.7.5 b1 19.
