Hi Dustin and Will,
Please see attached review comments for SUB2020-9, easement plat for Timberwood Square. There are no
outstanding Engineering comments. There are two ACSA comments, including one per Richard's email on
04/03, which is attached for reference. Planning comments are that maintenance documents for the easements
are needed for review (no comments require a change to the plat itself).
The following summarizes maintenance documents required:
HOA private easements: HOA documents must cover maintenance of the following -per 14-317 and must be
completed prior to easement plat approval:
• Private landscape easements
• Sidewalks
• Open space
• Private drainage easements
• Private lateral easements
• Private waterline easements (based on the labeling, I am assuming these are not ACSA easements but
please correct me if wrong)
• Trail
Deed for public drainage easement:
• Public drainage easement
Instrument for off -site parking for the office uses
• Required per 18-4.12.8(e).
Private Street Maintenance Agreement: This must be completed prior to site plan approval. This can be
completed now with the easement plat or with either the Road Plan or Site Plan.
• Private Streets/Access
The following are advisory comments for the final site plan. Planning acknowledges applicant will update
after easement plat approval:
The following easements do not appear to be shown on the final site plan: existing 15' drainage
easement, existing Lumos easement, new 10' ACSA WL easements on Landon Lane, existing 20' drainage
easement, and new private trail easement
Ensure all Deed Book/Pages of the new easements are included on the final site plan

1. Easement plat SUB202000009.
a. Easement plat SUB201900109 was previously approved.
2. Road Plan SUB201800220.
3. Final Site Plan SDP201800087.
Looking back at comments, it appears all remaining comments were related to the easement plats
and the Road Plan.
4. Final Plat after final site plan.
a. I anticipate this to be a relatively straightforward review, given that all easements will be completed
prior.
