RE: SUB 2004 -152 Oak Hill Preliminary Plat and Open Space request
Dear Mr. Miller:
At its July 27, 2004 meeting, the County of Albemarle's Planning Commission granted approval of your
request for Open Space pursuant to Section 4.7.2 with the following condition:
1. Submittal of covenants or other such instrument which evidences the establishment of a homeowner's
association and provides for ownership and maintenance of proposed open space. Such document
shall be subject to County Attorney review and approval and shall be in accordance with Section 14-
313 of the Subdivision Ordinance - Instrument evidencing maintenance of certain improvements.
The Department of Community Development hereby grants administrative approval to the above -
referenced preliminary plat.
The approval of the preliminary plat is valid for one (1) year in accordance with Subdivision Ordinance
Section 14- 221.A. Therefore, the preliminary approval shall expire on September 2, 2005. If the
preliminary plat approval expires, a new application must be filed and processed.
Please work with each department listed below to address the remaining conditions for final approval.
Once all of the requirements and conditions listed below have been met please submit, eight (8) tentative
plat copies, this letter as a checklist, a final plat checklist, a final plat application, the final plat fee, and a
copy of all written tentative approvals to the Department of Community Development.
The final plat will be subject to all subdivision requirements (subdivision ordinance Section 14-
206), in addition to the following conditions:
A. Current Development Planner approval to include:

conditions are those which have been identified at this time. Conditions may be added or eliminated
based on additional review.]
1. All applicable subsections of Section 14 -303 of Chapter 14 of the Albemarle County.
2. Compliance with Open Space approval condition.
B. Current Development Engineer approval to include:
Please investigate and correct the discrepancy between the recorded plat D13362 -22, the site plan and
the boundary markers. The right of way shown on the plan, the boundary markers and the recorded
plat for the right of way should match. Recorded plat DB362 -22 for the right -of -way between lot
TMP90A -C -4 and lot TMP90A -C -3a is a legal document. If this plat does not match existing
conditions, an error exists in the boundary markers, in the recorded plat or in an unforeseen
recording/surveying error. In any circumstance the plat, site plan and boundary markers will need to
agree before road plan and/or final plat approvals can be granted. [14 -302F, DM1101B960]
The following items must be reviewed and approved by the Current Development Engineer before the
final plat can be recommended for approval. A submittal forms and applications must accompany all
submittals. The required number of copies and the required fees are indicated on the form and
application.
A. A completed application and fee for erosion control and stormwater management. [17- 203,
17 -303]
B. A stormwater management /BMP plan, computations, and maintenance agreement. [17 -203,
17 -303, 17 -304, 18- 32.7.41
C. An erosion and sediment control plan, narrative and computations. [14 -311, 17 -203, 18-
32.7.4.3]
D. Road plans, pavement design sheets, and drainage computations. VDOT approval will be
required for the public roads. [ 14- 512,14- 304,Policy]

C. Fire and Rescue Division approval to include:
1. Final Plat approval contingent upon the verification of adequate fire flow available. Required
fire flow is 1000 GPM @ 20 PSI. (Albemarle County Zoning Ordinance, Section 18- 32.7.6)

D. The Service Authority hereby grants approval to the preliminary plat for Oak Hill Phase 3.
The final plat will not be approved until the following items have been satisfactorily
addressed:
1. Approval of final water and sewer construction drawings, which shall be submitted directly to
the Service Authority.
