The Department of Community Development hereby grants administrative approval to the above - referenced
site plan.
The approval of the preliminary site plan is valid for (1) one year in accordance with Zoning Ordinance
Section 32.4.3.1. Therefore, the preliminary approval shall expire on November 2, 2005. If the preliminary
site plan approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to
the Department of Community Development. This letter must be submitted with the tentative plans, as a
checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be
denied. A submission and review schedule is attached for your information.
The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated
applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a
separate application to be filed with the Department of Community Development at a later date.
After the initial tentative plan submittal, each department /agency will contact you to discuss any remaining
conditions. After all aforementioned department /agencies have granted a tentative approval, you may submit
the final mylars (2 sets), two paper copies, final site plan application, final site plan fee, and a copy of all
written tentative approvals to the Department of Community Development. Signing of the plans will occur
within one week once it is determined that the final site plan mylars reflect all tentative approvals.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in
addition to the following conditions.
1. The Zoning & Current Development Division shall not accept submittal of the final site plan for
signature until tentative approvals for the following conditions have been obtained. The final site
plan shall not be signed until the following conditions are met:

❑ A. Planner approval to include:
❑ 1. [32.7.9] Approval of the final landscape plan, the plan should be overlaid
with all public utility easements to avoid conflicts; and,
❑ 2. [30.6] The final plan approval is subject to the issuance of a Certificate of
Appropriateness from the Architectural Review Board; and,
❑ 3. [32.6.60) & 4.17.4(b)] Provide a description and photograph or diagram and
show the location of each type of outdoor luminaire that emits 3,000 or more initial
lumens. Please be aware that installation of such luminaires in the future that are not
shown on this plan shall require an amendment to this plan. Include a photometric
plan on the site plan demonstrating that parking area luminaires are in compliance
with 4.17.4(b) and,
❑ 4. Provide proof of legal recordation of the boundary line adjustment plat.
❑ B. Engineer approval to include:
The following items must also be reviewed and approved by the Engineer before tentative approval of
the site plan can be granted. A completed submittal form and application must accompany all
submittals. The required number of copies and the required fees are indicated on the form and
application.
A. An erosion control plan, narrative, computations, completed application and fee. [18-
32.7.4.3, 17 -203]
B. A stormwater management/BMP plan and computations. Computations must include water
quality and detention routings for the 2yr and IOyr storms. [17 -304]
C. A completed stormwater management facilities maintenance agreement and fee. [17 -323]
D. Drainage computations. [18- 32.7.4, Policy]
VDOT approval will also be required for final site plans and computations must accompany site
plan submittals.
❑ C. Albemarle County Service Authority approval to include:
❑ 1. Show water meter location; and,
❑ 2. Provide backflow prevention device; and,
❑ 3. Final water and sewer plan to be delivered directly to the Authority; and,
❑ 4. Provide plumbing fixture information to size meter.
