Box 6124 Charlottesville, VA 22906 RE: SUB 04 -311 Proffit Ridge Preliminary Subdivision Plat Dear Sir: Your request for a modification from Section 14- 505(B) to allow lot 12 to access only State Route 649 (Proffit Road) in proposed Proffit Ridge subdivision was approved by the Planning Commission on its December 14, 2004 regular item agenda with conditions: The preliminary plat referenced above has also been approved administratively on this date. The approval of the preliminary plat is valid for (1) one year in accordance with Section 14 -228 of the Subdivision Ordinance. All final plats must be submitted to the Department of Planning and Community Development while the preliminary plat is still valid. If the preliminary plat approval expires, a new application must be filed and processed. Final plats will be subject to all final plat requirements (Subdivision Ordinance Section 14 -303), in addition to the following conditions: [The following conditions must be met prior to final approval.] Planning approval to include: 1. [14.303] A final plat meeting the requirements of the ordinance. 2. Health Department approval. [14 -309] 3. The subdivider must demonstrate prior to final plat approval, that a waiver would not violate any covenants to be recorded for the subdivision. Engineering approval to include: The following items must be reviewed and approved by Engineering staff before the final plat can be recommended for approval. A completed submittal form and application must accompany all submittals. The required number of copies and the required fees are indicated on the form and application. 1. VDOT approval to include: 1. The applicant must obtain an entrance permit from VDOT and the entrance must meet VDOT standards.
