Per the proposed development plan, the density for this section of Foothill Phase V is 31 townhouse units. The required amenities, as listed below, includes (2) tot lots and one-half court for basketball. The proposed development plan includes (1) tot lot area, with a total size of 4,450 SF. In addition, there is a passive recreational area and trailway provided within a 33,500 SF stream buffer area that will include (3) benches and a primitive trail for the passive recreational uses. With the close proximity of these townhouse units to the Crozet Park, the additional active recreational elements can be accommodated for this townhouse development with the playgrounds and fields located on the Crozet Park property. Required Amenities The following summarizes the required amenities per the ordinance: Required Recreation area: 200 s.f. x 31 units = 6,200 s.f. or 0.142 ac Four (2) tot lots required, each to include: • 1 swing with 4 seats • 1 buckabout or whirl • 1 slide • 2 benches • 2 climbers One-half Basketball Court: 1/2 court/100 units x 31units = 1 half court required Proposed Amenities: 1. Active Recreation: 4,500 SF tot lot containing the following elements: • 1 swing with 6 seats • 2 slides • 1 climber • 1 buckabout or whirl • 2 benches 2. Passive Recreation - 33,500 SF of passive recreation area with (3) benches and a primitive trail. Please consider the proposed active and passive recreational areas as a substitution for the required recreational amenities per the Albemarle County zoning regulations.
