HomeMy WebLinkAboutSUB202000060 Review Comments Final Plat 2020-04-20County of Albemarle Department of Community Development 401 McIntire Road, Charlottesville, VA, 22902 434-296-5832 Memorandum To: Tim Miller From: Christopher Perez, Senior Planner Division: Planning Date: 4-20-2020 Subject: SUB202000060 Kegley- BLA The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302(A)(10), 10.3.1] Right offurther division ofproposed lots. The lots involved in the boundary line adjustment contain a total of 5 development rights; however, the development rights note on the plat only account for and assign 4 development rights. Please allocate all 5 development rights. Revise the development rights note accordingly. Based on the current acreage allocated to each lot revise the note as follows: "Tax Map Parcel 46-142B is assigned 2 development rights and may be further divided. Tax Map Parcel 46-142A is assigned 2 development rights and may be further divided. The residue of Tax Map Parcel 46-142 is retaining I development right and may not be further divided. " 2. [14-309 & 14-3101 Soil evaluations; Health Director Approval of Wells and Septic Systems. Prior to final plat approval each lot shall have a primary and reserve drainfield location and individual well approved by the Health Department. Submit the required soils evaluation reports for each lot. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
