SDP2019-00081 Tandem Friends School Pavilion — Minor Amendment
Response to Comments
With this memo, I am responding to the comments that were directed to our office following the
review of our minor site amendment for the Tandem Friends School project located at 279 Tandem
Lane. The comments were received in written format and dated April 06, 2020. Please find attached
to this memo eight (8) copies of the revised site plan.
1. This comment has been acknowledged.
2. The county and state name have been added to the title of the project cover sheet.
3. The application number, SDP2019-00081, has been added to the title of the cover sheet
of the site plan. The final site plan number the plan is amending has been revised to
SDP 1998-00081.
4. The signature panel has been revised to include the ARB and VDOT. The Zoning
division has been removed, as requested.
5. All applicable zoning overlay districts have been added to the cover sheet under note #5.
6. A copy of the approved special use permit has been included on the site plan on sheet
C1.1.
7. Sections #7 and #8 on the cover sheet have been revised so that they match.
8. A note regarding the maximum amount of impervious cover being added to the site has
been added to the cover under section #8.
9. On sheet C1.1, the site development plan narrative, #9 (SDP2016-00073) has been
removed.
10. Sheet C3.0 has been updated to include the demolition of trees where SWM facilities
are proposed to be installed.
11. The areas of managed steep slopes have been added to sheets C3.0, C4.0, and C5.0.
12. The height of the proposed retaining wall is 32". A note has been added to sheet C3.0.
13. A railing has been added to the wood stepped porch.
14. The label "add alternate" is a designated term for a portion of the work that is priced
separately and provided as an option for the owner. The owners of the site may go
forward with the construction of the wood stepped porch, if it is within their budget.
15. There is no proposed outdoor lightning for this project.

3. The SWM and E&SC sheets will be removed from the site plan amendment.
4. The cover has been updated with the date of field verification or the existing site
conditions.
5. The site plan has been updated to include the drainage profile information and
separation distances on sheet C6.1.
6. This comment has been acknowledged. Woolley Engineering had a field meeting with
Shawn Maddox of the Albemarle County Fire and Rescue. He stated that they would
prefer to leave the road as is.
7. The intent is to leave the existing trees and to place the drive access in order to avoid
removing existing trees. Fire and Rescue did not feel it was necessary for their
purpose. We ask the county engineer to allow it as shown on plan.
Albemarle Countv Building Inspections -Michael Dellinger
1. The note "Retaining walls greater than 3 feet in height require a separate building
permit. Walls exceeding 4 feet in height require a stamped engineered design also.
Walls require inspections as outlined in the USBC" has been added to sheet C1.0.
2. The note "ALL water lines, sewer lines, and fire lines from the main to the structure
MUST have a visual inspection performed by the building department" has been added
to sheet C 1.0.
3. The note "All roof drains shall discharge in a manner not to cause a public nuisance and
not over sidewalks" has been added to sheet C 1.0.

Albemarle County Service Authority (ACSA)- Richard Nelson
1. The existing ACSA water main has been field verified, surveyed, and added to the site
plan.
2. The service connection or the new pavilion has been amended with this site plan to be
connected into the schools' private service line.
3. A profile of the 6" PVC storm crossing ACSA sewer has been added to sheet C6.1.
4. The note "ACSA should be contacted 3 days prior before water/sewer connections are
made on ACSA utilities to schedule an inspector" has been added to the cover sheet,
C 1.0 under "General Water and Sewer Conditions".
5. The Walnut tree that is located close to the new pavilion, within the easement, will be
demolished.
6. The timber tree well is no longer proposed for this site plan.
I hope that these responses, in combination with the revised site plan have satisfied the deficiencies
as noted in your comment memorandum. Please do not hesitate to call with any questions or
