Subject: SUB2020-00003 Tuerk — Rural Division; 2nd Review (Health Dept.)
Fax 434-972-4126
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General Comment; 14-207(E)] This plat as currently drawn depicts Tract 2 as only having
sufficient road frontage length along State Route 20, which is a major rural street as defined in
14-207(E). Rural subdivisions cannot take their road frontage from major rural streets.
Comment resolved.
2. 114-400; 14-4041 Because Tract 2 does not have at least 500 feet of frontage along Stony Point
Road (Route 20), a designated major rural street, Section 14-404 applies to this proposed
subdivision. Only one point of access to this subdivision is permitted. Demonstrate where this
single point of access is proposed to be located. Comment resolved.
3. [14-309; 14-310; 14-4161 This subdivision plat requires Health Department approval prior to
approval being granted by the Community Development Department. Submit soils evaluations
for this property for transmittal to the Health Department for their review. Comment still
applies.

"It is not clear where the existing drainfields are in relation to the new property line. I will need to see
the location of the existing drainfields/structures on the plat in order to determine if the proposed
division can be approved or needs additional soils work."
