The approval of the preliminary plat is valid for one (1) year in accordance with Subdivision Ordinance Section 14 -22 LA. Therefore, the preliminary approval shall expire on July 13, 20006. If the preliminary plat approval expires, a new application must be filed and processed. Please work with each department listed below to address the remaining conditions for final approval. Once all of the requirements and conditions listed below have been met please submit, eight (8) tentative plat copies, this letter as a checklist, a final plat checklist, a final plat application, the final plat fee, and a copy of all written tentative approvals to the Department of Community Development. The final plat will be subject to all subdivision requirements (subdivision ordinance Section 14 -206), in addition to the following conditions: 1. The Zoning & Current Development Division shall not accept submittal of the final site plat for signature until tentative approvals for the following conditions have been obtained. ❑ A. Planner approval to include: ❑ 1. The final plat will be subject to the subdivision requirements required by Section 14 -206 ❑ B. The engineering review for current development needs to review and approve all applicable items as specified in the Design Standards Manual, section 903 B, before recommending tentative approval to the final subdivision plat including: ❑ 1. The sight distances and associated easements at the intersection of Tremont Avenue and Brookwood Road need to be shown on the final plat for Phase III. If the easement affects the available buildable area on Lot 50, then Lot 50 may need to be reconfigured on the final plat. [DM903A5]; and, ❑ 2. The review of the public road plan and drainage for Westhall Phase III will include the temporary cul -de -sac shown in Phase V along the eastern property line of Phase III. [14 -304]; and, ❑ 3. The final plat, for Westhall Subdivision Phase I, needs to be recorded before the final plat for Phase III can be recommended for approval. ❑ C. E911 approval to include: ❑ 1. The road name on the final plat shall be changed from Tremont Avenue to Brookwood Road. ❑ D. Fire Rescue approval to include: ❑ 1. Verification that adequate fire flow is available. Required fire flow is 1500 GPM @ 20 PSI. ❑ E. Albemarle County Service Authority approval to include: ❑ 1. Approval of final water and sewer construction drawings, which shall be submitted directly to the Service Authority.
