Attention Department of Community Development:
Durham Collectibles, LLC is applying for a business license with Albemarle County.
The business will be located at 3449 Ivy Road, Charlottesville, Virginia 22903, which
property is owned by Ivy Road RE, LLC, an affiliate entity of Durham Collectibles,
LLC.
As part of the business license application process, Durham Collectibles, LLC needs
zoning clearance. Enclosed please find the Application for Zoning Clearance with
requirements.
I have also enclosed a check in the amount of $54.00 to cover the cost and included
a fed-x envelope for you to return the zoning clearance to my attention.

Hi Kevin —
The cottage currently has three offices being used for business management services. The Tavern will have 4
offices with sitting/meeting rooms. There will be a filing of construction permits for the Tavern in the next
month or so, as this is when the renovations to the Tavern will begin. The plans submitted for the Tavern is
what the space will be after construction is completed in about 12 months from now. The Tavern will become
the primary business management office with the cottage remaining for growth and overflow. There currently
is no retail and there is no plan for retail in the future. Tavern and cottage will only be used for office space.

Good Afternoon,
I am in the process of reviewing your requested zoning clearance for Durham Collectibles at 3449 Ivy Road. I had a few
questions I need you to clear up before I finish my review.
Are the cottage and tavern to be used for this use? Based on your submitted drawings, it appears that the cottage has 3
proposed offices and the tavern building has 4 additional offices with sitting/meeting rooms in both. For me to better
evaluate this clearance I'd like a better description of the uses going on in each of these buildings. Additionally, since the
proposed use is a combination office/retail can you show how much space will be used for retail display? Or if not, I will
simply evaluate it as office. These classifications and definitions are important for determining parking requirements and
other possible regulations. Lastly, are there any pending building permits, or any construction going on that needs
building permits?
