THIS DEED OF BOUNDARY ADJUSTMENT is made as of this 61" day of March,
2020, by NEW BELVEDERE, INC., a Virginia corporation; I ("New Belvedere") and

BELVEDERE LAND HOLDINGS, LLC, a Virginia limited liability company, ("Belvedere
Land Holdings" and together with New Belvedere; the "Owners''). The Owners are to be indexed
as Grantors and as Grantees.
WITNTESSETH:
A. By a Trustee's Deed dated September 29, 2017 and recorded in the Clerk's Office
of the Circuit Court of Albemarle County (the "Clerk's Office") in Deed Book 4966, page 361,
New Belvedere was conveyed Albemarle County Parcel ID No.l 06200-00-00-002CO also
known as TMP No. 62-2C0. j
B. By a Trustee's Deed dated September 29, 2017 and recorded in the Clerk's Off -tee
in Deed Book 4966, page 372, Belvedere Land Holdings was conveyed Albemarle County
Parcel 1D No. 062A3-00-00-00100 also known as TMP No. 62A3-1.
C. The Owners seek to adjust the boundaries between TMP' No. 62-2C and TMP No.
62-A3, as shown on a plat by Roudabush. Gale and Associates, Inc. entitled "Boundary Line
Adjustment for Tax Map 63A3 Parcel 1 and 62 Parcel 2C Part of Belvedere Rio District,
Albemarle County, VA'' dated October 24, 2019 and last revised March 3, 2020 (the "BLA
Plat") and attached hereto as Exhibit A.
NOW THEREFORE, in consideration of the mutual conveyances made herein. the
Owners do enter into the following conveyances and agreements:
Conveyance to Belvedere Land Holdings. New Belvedere hereby GRANTS and
CONVEYS with General Warranty and English Covenants of Title, unto Belvedere Land

Holdings Area `X' containing 13.987 acres, more or less, more particularly shown on the BLA
Plat, situate in Albemarle County; Virginia, together with the improvements thereon; and all
rights, privileges, appurtenances; easements and rights of way thereunto belonging or in anywise
appertaining.
Conveyance to New Belvedere. Belvedere Land Holdings hereby GRANTS and
CONVEYS with General Warranty and English Covenants of Title, junto New Belvedere Area
'Y' containing 9.648 acres, more or less, more particularly shown on the BLA Plat, situate in
Albemarle County, Virginia, together with the improvements thereon, and all rights, privileges,
appurtenances, easements and rights of way thereunto belonging or in anywise appertaining.
After the foregoing boundary adjustment, Revised TMP 62A3-1 shall contain 95.753
acres, more or less, and Revised TMP 62-2C shall contain 31.472 acres, more or less.
These conveyances are subject to the Declaration of Restrictive Covenants of Belvedere
Land Holdings, LLC and New Belvedere, Inc. dated as of January 61[ 2020 and recorded in the
Clerk's Office in Deed Book 305, page 320. These conveyances are also expressly subject to
easements, conditions, restrictions and reservations contained in duly, recorded deeds, plats and
other instruments constituting constructive notice in the chain of title to the property hereby
conveyed, which have not expired by limitation of time contained therein or otherwise become
