The County of Albemarle Planning Division will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further
review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302(A)(4), 14-303 (E), 14-317 & 14-412(A)(1)] Private easements; Dimension standards and
information on all lots, streets, alleys, easements, and shared driveways; Instrument evidencing
maintenance of certain improvements; Road design and private street standards. Address the
following:
a) Submit an instrument assuring the perpetual maintenance of the proposed private street that is to
be maintained in perpetuity. See the attached template that can be utilized for this document.
The Private Street Maintenance Agreement, once approved by the County Attorney, must be
recorded at the time that the plat is recorded.
b) A deed for the proposed private street easement is required. This deed must be reviewed and
approved by the County prior to plat approval. Please submit a draft version of the deed for
review with the next submission. It is required that the deed is recorded with the plat.
Rev. 1: Comment not vet fully addressed. Legal document that covers a) and b) was received and
reviewed. Please see the attached markup with changes required to the document. Please ensure
that after the slat comment below is addressed that the slat revision date is undated in the
document.
c) Dimension the width of the existing "surface treated driveway' and ensure that it meets the
minimums required for a private street serving two lots.
Rev. 1: Comment vet addressed. Address the comment.
2. [14-309; 14-310] Soils evaluation, Health Director Approval. The soils and drainfields submission have
been forwarded to the Health Department. VHD approval is required prior to approval of this
subdivision plat.
Rev. 1: Comment addressed. The health department provided their approval.
[14-308.1] Groundwater assessment information. The groundwater assessment will be forwarded to
you when it is available. The assessment was generated, but because of an error with the attached
exhibit it is being revised by County staff.
Rev. 1: Comment addressed. Groundwater assessment is attached.
4. [Comment] Engineering has no objection and the VDOT approval letter is attached. Approval by the
health department is required prior to plat approval.
Rev. 1: Comment addressed. The health department provided their approval.
