RE: Response Letter #1 for SUB202000032 Avon Industrial Park
Dear Mariah,
Thank you for your review of the Road Plan request for Avon Industrial Park. This letter contains
responses to County comments dated April, 20' 2020. Our responses are as follows:
1. [14-302(B)(5)] Zoning classification. Specify that the subject property has Managed Steep
Slopes. For example, "Steep Slopes Overlay District (Managed Steep Slopes)" would be
sufficient.
Acknowledged, the zoning notes on Sheet C1 have been revised to reflect this comment.
2. [ 14-302(B)(8)] Setbacks. Please remove the Setback notes from the Road Plans. They will be
shown on the final plat. Also, please note, setbacks for the subject property should align with the
current zoning ordinance. See Sec. 4.20(b).
Acknowledged, the setbacks were removed from the road plan and will be added to the final
plat. We have checked the referenced section, and there seem to be no conflict between the
old and current setbacks; we will however add the current setback notes of Sec.4.20(b) in
the final Plat submittal for more clarity.
3. [Comment] Special use permit references. Please remove Sheet C2. References to the previously
approved special use permits provided in the Zoning notes are sufficient.
Acknowledged, Sheet C2 has been removed from the road plan Sheet set and the numbering
of the sheets has been revised accordingly. Additionally, the zoning for the property and for
adjacent properties has been added on sheet C2 for future reference of the setbacks notes.
4. [Comment] Parking notes. Similar to the Landscaping notes, please provide a statement under the
Parking notes to clarify that required parking spaces will be provided per the approved final site
plan for the property, SDP200400057.
Acknowledged, a note was added on Sheet Cl, under "Parking" stating that "the required
parking spaces will be provided per the approved final site plan for the property,
SDP200400057."

5. [Comment] Linework. There were several places where the linework was too faint to be legible.
This was particularly true for easement areas and callout arrows. Please review and revise to
make these elements clear.
Acknowledged, we understand that clear linework is essential; therefore, the line weights
were revised with this submission for more clarity.
