Box 6124 Charlottesville, VA 22906 RE: SDP - 2005 -070 Airport Business Park Preliminary Site Plan Dear Mr. Drumheller: On this date, the above referenced preliminary site plan has been administratively approved with conditions. The approval of the preliminary site plan is valid for (1) one year in accordance with Zoning Ordinance Section 32.4.3.1. Therefore, the preliminary approval shall expire September 15, 2006. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative final plan copies, final site plan application and fee to the Department of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a separate application to be filed with the Engineering Department at a later date. After the initial tentative plan submittal, each department /agency will contact you to discuss any remaining conditions. After all aforementioned department /agencies have granted approval of the tentative final plans, you may submit the final mylars (2 sets) and one blueprint copy to the Department of Community Development by 5:00 p.m. on any Monday. Assuming that the final site plan mylars reflect all tentative approvals, signing of the plans will occur within one week. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained. The final site plan shall not be signed until the following conditions are met: A. Division of Zoning and Current Development: Zoning and Planning approval to include: ❑ [4.15.13] Be aware that all signs will require separate permits under 4.15 of the zoning ordinance. ❑ [32.5.6(n)] Show the location of all outdoor lighting on the plan. ❑ [18- 32.5.6.s] Prior to Final Site Plan approval, submit a plat for County review which shows all proposed off -site grading easements, drainage and utility easements. This plat(s) must be submitted under a separate application and fee and must be done prior to final site plan approval. ❑ [18.32.6.6] The final site plan shall reflect conditions of approval of the preliminary site plan. The final site plan shall contain all the information in this section, including and landscape plan, in addition to all the information required on the preliminary site plan. ❑ [32.6.60)] Provide a description and photograph or diagram and show the location of each type of outdoor luminaire that emits 3,000 or more initial lumens. Please be aware that installation of such luminaires in the future that are not shown on this plan shall require an amendment to this plan. ❑ [32.6.60)] [4.17.4(b)] Include a photometric plan on the site plan demonstrating that parking area luminaires are in compliance with 4.17.4 b. B. Division of Zoning and Current Development: Engineering approval to include: ❑ The final site plan must show the location of the proposed stormwater management facility. Also show proposed drainage easements and access. A final site plan will not be approved without stormwater management. [18- 32.5.6k, 17 -303, DSM503A] ❑ The final site plan must show BMP removal rate calculations. Also show proposed BMP solutions. BMPs must be located where the "first flush" could be treated for the required removal rate. [17- 315B,C, DSM503.3A] C. Albemarle County Service Authority approval to include: ❑ Show water meter(s). ❑ Show water service connections. ❑ Show sewer laterals. ❑ Provide backflow prevention. ❑ Provide plumbing fixture information to size meter.
