The Site Review Committee has reviewed the development proposal referenced above. Initial comments
from the following divisions of the Department of Community Development and other agencies, as
applicable, are attached:

Comments reflect information available at the time the proposal was reviewed and should not be
considered final. However, the Site Review Committee has attempted to identify all issues that are
required to be resolved prior to final approval. The applicant should work with each of the reviewers
individually to address the comments provided. Once all of the comments have been addressed, the Lead
Reviewer will request copies for final signature by each reviewer. Please contact me at your earliest

1. [General Comment] On Sheet C100, please update the application number to be SDP201700061.
2. [Question] On Sheet C100, is there a reason the residential setbacks are noted?
3. [Section 32.3.5(b)/Section 4.12.6] On Sheet C100, please note that the parking standard requires one
parking space per 175 square feet of net floor area.
4. [Section 32.3.5(b)] On Sheet C103, please label the loading space.
5. [Section 32.5.2(n)] Please submit a photometric plan that complies with Section 4.17.
6. [Section 32.5.2(p)/Section 4.12.16] It is my understanding that the landscape plan will be revised to
address input received at the ARB meeting on December 4th. The current landscape plan indicates
there is “no adequate room for planting” along Whitewood Road. If the parking area will be restriped,
then has the applicant explored widening the spaces along this drive aisle from 9’ to 10’ to obtain an
additional four feet of planting area? Alternatively, could the minimum length of the spaces be reduced
from 18’ to 16’ under 4.12.16.6? Some planting material will be needed in this area to comply with
Section 32.7.9.5(e).

1. Provide a more developed north elevation including fencing, materials and composition.
2. Correct the plant schedule to correspond with the number of plants shown on the landscape plan (C105
of the site plan set).
3. Reduce and limit the number of proposed plants for any one species to 25% of the total for that plant
type by adding more variety. Reconsider the plantings along Whitewood for better year-round
screening.
4. Clarify on Existing Conditions sheet (C102) of the site plan set if the wooden rail fence on northern
property line is to be demolished.
5. Provide a complete lighting plan that includes all proposed freestanding and wall-mounted lights with
the final site plan.
6. Intersperse ornamentals among the large shade trees on the EC frontage.
7. Update the Existing Conditions sheet (C102) within the site plan set to show which trees in the
northeast corner will be removed for poor health.
8. Clarify the sign easement area delineated on the Existing Conditions sheet (C102) within the site plan.
9. Revise the landscape plan to verify that the proposed trees on the west side of the property will not
conflict with existing utilities. Ensure that the proposed development meets the landscape guidelines.
10. Provide two large shade trees on the interior of the parking area along the Whitewood side.
11. Add standard plant health note to the landscape plan (C105) of the site plan set: All site plantings of
trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is
prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the
plant.
12. Show adequate tree protection fencing on the site plan set.
Albemarle County Engineering Services (Engineer) – Matt Wentland, mwentland@albmarle.org – Requested changes
1. No VSMP submittal is required as the disturbance is less than 10,000sf (resurfacing the parking does not
count as land disturbance).
2. Provide dumpster pad details.
Albemarle County Department of Fire Rescue – Shawn Maddox, smaddox@albemarle.org – Requested changes
1. Will the building be sprinklered? If so, a fire department connection must be shown on the plans and
must be located within 100' of a fire hydrant.
2. A note must be shown on the plans that a Knox Box will be installed with the location approved by the
fire marshal's office.
3. A fire flow test of the existing hydrant will be required prior to final acceptance. Fire flow calculation
can be determined once building construction type is known and if the building will be sprinklered.
Albemarle County Information Services (E911) – Elise Kiewra, ekiewra@albemarle.org – No objection
1. Please note that the previous address of 2800 Hydraulic Rd is not an appropriate address as the
entrance is off Whitewood Rd. The new address will be 80 Whitewood Rd.
Albemarle County Building Inspections, Michael Dellinger, mdellinger@albemarle.org – No objection
1. Approved, however, on page C106, reference penalty sign, is required on accessible sign post.
