Subject: SUB-2017-139 Rocky Ridge Farm – Rural Subdivision
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(10)] Right of further division of proposed lots. Revise the
development rights note so that the acreage specified for the “31 acre” rule, for
the proposed parcel and the residue parcel added together, is not more than
specified in the previous plat. Please see the cover sheet notes for SUB2016-
183. They state for TMP84-44 that “9 and when further divided these
rights shall not comprise more than 12.4 acres.” If this is evenly split that
would then allow 6.2, not 6.21, acres for each of the lots proposed in this
plat.
2. [14-302 (B)(1)] General Information. When revising the plat include a date of last
revision on the plat. This date should be updated prior to each resubmission.
3. [14-303 (I)] Bearing and distance ties. Revise the plat such that the location
shown as “B” on this plat also provides the control points provided for location “C”
in SUB2016-100 since they appear to be the same location.
4. [14-303 (D)] Acreage of lots. Revise the initial parcel lot sizes in the calculation
of the size of TMP 84-44F based acreage of the acreage specified for TMP 84-44
in SUB2016-183 of +/-150.89 or provide documentation that supports the initial
lot size of +/-152.54 shown on this plat.
5. [Comment] Engineering and VDOT approval is required before approval of the
plat. Please see the attached comments from Engineering and approval from
VDOT.
